Maintenance Shift Technician – Coventry and Warwickshire Partnership NHS Trust

To work as part of an inhouse maintenance shift team to provide a total planned and reactive maintenance service. To be responsible for giving a Trust wide service in accordance with the duties and responsibilities given below.
Overview
Perform unsupervised work including activities that may be demanding and non-routine. Responsible for testing and fault finding on all engineering plant and equipment throughout the Hospital, out of hours and unsupervised. Act as Competent & Appointed Person for safe operation and maintenance of boiler and other plant and systems. Work under own initiative to undertake maintenance and repairs, ensuring compliance with Trust safety standards and procedures. Carry Trust communication devices at all times to facilitate immediate response to emergencies. Provide a first line of response to maintain delivery of clinical services and undertake first-time fixes or temporary measures to maintain clinical capacity where possible. Respond to urgent situations such as lift entrapment and fire alarm calls, etc. Issue permits to work to directly employed staff and contractors. Supervise contractors on site out of normal working hours.

Job responsibilities
Key Skills
* City & Guilds in either Electrical and/or Mechanical Services Level 3 or NVQ Level 3.
* Previous experience in a multi-skilled maintenance position with a core skill in either Electrical or Mechanical Services
* Previous experience in a Competent Person (CP) role, for example, Low Voltage CP (HTM 06), Medical Gases CP (HTM 02), HVAC CP (HTM 03) etc.
* Previous experience in a shift technician role within a complex environment i.e., Healthcare
* Ability to work alone or as part of a team
* Good problem-solving skills
* Ability to assist with emergency tasks such as fire alarms, heating failures, blocked drains and gritting of roads
* Making areas safe following patient damage
* Physically fit as the role will involve lifting and carrying
* Excellent customer service skills, friendly and approachable
Key Activities
* Organise and prioritise day-to-day duties to ensure safe, efficient operation of plant, in conjunction with Estates Manager / Estates Officer / Maintenance Supervisor
* Diagnose and repair faults in engineering and/or electrical and/or plumbing installations, plant and equipment; pass knowledge to others
* Inform Estates Manager / Estates Officer / Team Leader of faults and breakdowns, including out of hours
* Prioritise emergency and non-emergency out of hours calls to ensure safety of staff, patients and visitors
* Carry out PPM and reactive work across site as required
* Maintain records for major repairs, logbooks, Works Orders and defects, with clear logging in plant logbooks
* Carry out building surveys and inspections as required
* Advise on material, equipment and systems
* Maintain building and site service records
* Highlight Health & Safety issues related to building, mechanical, electrical systems
* Carry out investigation and testing on fire alarm and security systems
* Liaise with external contractors and suppliers as necessary
* Support company projects as required
* Be part of a shift rota: 4 on, 4 off (days and nights)
* Supervise maintenance assistants, apprentices, contractors and provide practical training
* Perform any other duties as required by the Company

* Anticipate and act on potential hazards; initiate remedial measures
* Comply with regulations associated with work
* Undertake compulsory training for the role
* Ensure correct PPE is worn
Communication

* Liaise with other departments and staff within the team
* Build relationships and support personnel across the Trust, including clinical staff, contractors, patients, clients, relatives and carers
Analytical and Judgemental Skills / Freedom to Act
To work as an integral part of the Estates Maintenance Team, providing a comprehensive service. Generate solutions, make decisions and commitments within appropriate time frames. Pay attention to detail to ensure works are completed to a high standard; stay calm and manage emotion under pressure.
Planning and Organisational Skills
Plan, prioritise and schedule own workload with minimal supervision; coordinate contractor work and provide cover during absences.
Responsibility for Patients / Clients
Interact with patients and clients as part of daily duties and provide non-clinical advice.
Policy and Service Responsibilities
Follow policies and procedures; work collaboratively as part of an integrated team. Contribute to improvements in efficiency and productivity. Participate in formal and informal training; development of multi-skilled practices may include residential courses.
Responsibility for Financial and Physical Resources
Purchase parts for day-to-day maintenance; take reasonable care of Trust assets and minimise financial loss through cost-efficient repairs. Personal duty of care for equipment and resources (e.g., works vehicle).
Responsibility for Staff
Provide practical training, instruction and professional advice as necessary. Supervise maintenance assistants, apprentices and contractors, and evaluate works carried out.
Responsibility for Information
Comply with Health & Safety Regulations, NHS Regulations, HTM, HMN guidelines and customer requirements. Complete CAFM system and update maintenance records.
Research and Development
Carry out audits and surveys as required.
Qualifications
* City & Guilds Level 3 and/or relevant experience in building services (electrical and/or mechanical)
Experience
* Post-qualification/structured training experience in estates maintenance
* Experience working in a challenging environment
* Experience with maintenance management systems
