JOB SUMMARY
As Commercial Manager, you will be responsible for overseeing all commercial aspects of drylining projects, from tendering and contract negotiation to cost management and financial reporting. Your role will involve ensuring that projects are delivered within budgetary constraints while maintaining high-quality standards and meeting client expectations. You will collaborate closely with project managers, estimators, subcontractors, and clients to achieve project success and profitability.
The Commercial Manager reports to the Managing Director who oversees the overall operational activities of the company and is responsible for ensuring efficient and effective project delivery.
JOB RESPONSIBILITIES & ACCOUNTABILITIES
Key Responsibilities:
* Tendering and Bid Management:
* Lead the tendering process for drylining projects, including reviewing tender documents, analysing project requirements, and preparing comprehensive bid proposals.
* Collaborate with the estimating team to develop accurate cost estimates and pricing strategies that align with project specifications and client budgets.
* Present bid proposals to clients, negotiate contract terms, and secure new business opportunities.
* Contract Management:
* Review contract documents, including agreements, specifications, and drawings, to ensure clarity and mitigate risks.
* Negotiate contract variations, change orders, and claims with clients and subcontractors to protect the interests of the company.
* Monitor contract compliance, deadlines, and milestones to ensure adherence to project schedules and deliverables.
* Cost Control and Financial Management:
* Develop and maintain project budgets, forecasts, and financial reports to track project costs, revenues, and profitability.
* Analyse project expenses, identify cost-saving opportunities, and implement strategies to optimize project margins.
* Manage cash flow, invoicing, and payment processes in coordination with the finance department and subcontractors.
* Subcontractor and Supplier Management:
* Identify and pre-qualify subcontractors and suppliers for drylining works based on quality, reliability, and cost-effectiveness.
* Solicit bids, negotiate contracts, and establish procurement agreements with subcontractors and suppliers.
* Monitor subcontractor performance, resolve disputes, and ensure compliance with contract terms and project requirements.
* Risk Management:
* Identify potential risks and uncertainties associated with drylining projects and develop risk mitigation strategies to minimize their impact.
* Monitor market conditions, regulatory changes, and external factors that may affect project costs, schedules, or profitability.
* Implement proactive measures to address issues and ensure project success while safeguarding the company's interests.
* Client Relationship Management:
* Foster positive relationships with clients, consultants, and key stakeholders through regular communication, responsiveness, and transparency.
* Address client inquiries, concerns, and feedback promptly and professionally to maintain client satisfaction and loyalty.
* Seek opportunities for repeat business and referrals by delivering exceptional service and value on drylining projects.

1. Senior Management: Collaborate with senior management, including directors, general managers, or board members, to align commercial strategies with overall business objectives. Provide regular updates on commercial activities, performance, and key initiatives.
2. Finance Department: Liaise with the finance department to manage project budgets, cash flow, and financial reporting. Coordinate financial analysis, forecasting, and risk management activities to ensure sound financial performance and compliance with accounting standards.
3. Operation Teams: Support operation teams by providing commercial expertise, guidance, and oversight throughout the project lifecycle. Assist in project planning, budgeting, procurement, and contract administration to optimize project outcomes and mitigate risks.

3. Contractors and Subcontractors: Manage relationships with contractors and subcontractors involved in project execution. Coordinate bidding processes, negotiate subcontract agreements, and oversee performance to ensure compliance with contractual obligations and project requirements.

Build relationships with industry peers, partners, and stakeholders to exchange knowledge and explore collaboration opportunities.
EDUCATION & EXPERIENCE REQUIREMENT
Qualifications and Skills:
* Bachelor's degree in quantity surveying, Construction Management, or related field (preferred).
* Proven experience in a commercial management role within the drylining or construction industry.
* In-depth knowledge of drylining techniques, materials, and installation methods.
* Strong understanding of contract law, construction contracts, and commercial terms and conditions.
* Proficiency in cost estimating, budgeting, and financial analysis.
* Excellent negotiation, communication, and interpersonal skills.
* Ability to manage multiple projects simultaneously and prioritise tasks effectively.
* Sound decision-making and problem-solving abilities.
* Proficiency in construction management software and Microsoft Office Suite.
