If you are a dynamic Estates Professional, we have an exciting opportunity for you to become a key member of our clients Property Services Team as an Estates Surveyor/ Valuer.
As a General Practice surveyor, you will contribute to the effective portfolio management of our client’s property estate and for delivering a range of professional property services.
Duties will include acquisitions, disposals, valuations, rent reviews, lettings and marketing, landlord and tenant, regeneration and management, with an emphasis on estate management.
Our client has an extensive and diverse property portfolio, which includes retail, light industrial, offices, and leisure premises located around the borough, but mainly within the urban areas of King’s Lynn, Hunstanton and Downham Market.
Their commercial portfolio is particularly important as it generates significant revenue, and it therefore needs to be proactively managed. You will be a key player in the team and have a significant role in helping them to maximise the outputs from the commercial assets.
You will have a RICS accredited degree ideally with current member level status of the RICS, together with up-to-date work experience in property management and a current working knowledge of the national and local property market.
Effective communication skills with the ability to work on your own initiative as well as part of a small team are also important. You must be able to demonstrate experience of presenting property reports and working with members and community groups. This is primarily an office base role in offices located in the attractive heart of Kings Lynn. You will need a full driving licence with access to a vehicle as travel around the Borough will be required.
Main Duties
· To undertake, under the general direction of the Property Services Manager, management and valuation work in respect of the following:
o Acquisition and disposal of land and property
o Valuation and other advice in respect of land and property-related schemes
o Preparation of sales and letting particulars
o Granting of easements / wayleaves / licences
o Industrial, commercial and leisure lettings
o Negotiate leases, lease renewals, rent reviews and other commercial transactions
o Fixed asset valuations
o Undertaking debt management in liaison with the Finance Team.
· To assist the Property Services Manager with the management of our client’s property portfolio which will include, amongst other activities, those listed below:
o Ongoing property reviews
o Major Development Projects
o Monitor property performance via performance indicators and benchmarking
o Assist with appraisal of capital projects after completion.
· To prepare reports as required under the general direction of the Property Services Manager for presentation to Management Team and Members as required.
· To deal with day-to-day enquiries received from the general public, Elected Members and other departments.
· Provide advice to other departments on all property related matters.
· Management of the industrial, commercial and miscellaneous estates under the general direction of the Property Services Manager.
· To enforce dilapidations issues with tenants at the end of lease terms.
· Monitor and assist with the enforcement of covenants.
· Prepare instructions to solicitors and monitor progress, re-negotiating and advising as necessary.
· Responsibility for ensuring that any information collected, recorded, analysed or reported whilst undertaking the duties of this post is reliable, accurate, timely and in accordance with the principles of the data quality strategy.
· To carry out other duties as required, appropriate to the grade.
Required Skills & Experience
· Experience of working for, or with Councils / Local Authority
· RICS accredited degree
· Preferred Current Chartered Member level status of RICS, our client can support you to gain this within employment if you don’t already have it.
· 2 years current experience in valuation/property management
· Up to date knowledge of planning controls as they apply to property management and development
· A current working knowledge of the national and local property market
· Up to date Knowledge of Local Government law and administration, demonstrated by working in local government
· Up to date Knowledge of the law of property
· Full Valid UK Driving Licence, with access to a car to travel around the borough
· Effective communication skills, oral and written.
· The ability to get best value, with current procurement experience.
· The ability to combine property management and valuation.
· The ability to work effectively within the context of defined and well-established procedures and legislation.
· Innovative and able to think laterally
· Strong commercial acumen
· The ability to operate within legislation and policy, Contract Standing Orders and having regard to current property market conditions.
· Adaptable and responsible approach to work.
· Must be able to work effectively on own initiative for routine work and work within a smaller team on larger projects.
