Commercial Finance Manager - Real Estate
£70k - £75k plus bonus & benefits
To manage the financial strategy, forecasting, performance, reporting and control of one or more developments.
* Understanding the overall site strategy and key drivers;
* Comprehensive awareness of the various legal agreements and an understanding of the key triggers and clauses there in;
* Understanding the planning constraints on site and their impact on the site opportunities and financials;
* Understanding the build programme and the resulting site sequencing, with a full grasp on the areas of flex within the programme;
* Understanding the costings of the development and how they benchmark against other schemes / phases;
* Collaborating with sales teams to optimise sales and marketing strategies utilising market research and sales target objectives;
* Ability to help communicate the above to the wider business as required; and
* Comprehensive understanding of the site financials, being able to concisely explain variances and exceptions in ad-hoc meetings and evidence understanding through an in-depth quarterly finance review.
* Provide ad-hoc scenario analysis for a variety of audiences to illustrate clearly the impact of any number of potential strategic decisions and to ensure the development is fully optimised to drive returns and financial metrics.
* Work with the project team to continuously challenge financial targets and investigate the financial impact of strategic decisions.
Forecasting
* Maintain an up-to-date and accurate site cash and profit forecast.
* Ensure site provisions are fully up to date and accurate.
* Maintain a fully flexible working site financial model (profit and cashflow) for reporting and scenario analysis.
* Ensure the site financials are accurately reflected on the accounting / forecasting software.
* Comprehensive understanding of the impact of site finance changes on the central forecast position.
Financial control
* Ensure tender processes are fit for purpose and clear audit evidence and justification in place supporting each and every tender pack.
* Responsible for ensuring adequate insurance cover is in place for the development(s).
* Ensure VAT is being charged and reported appropriately through review and approval of site VAT invoices.
* Ensure commissions and legal fees are accurate and support in place for approving invoices.
* Review of completion statements to ensure completeness and accuracy ahead of legal completion.
