Job Title: Maintenance Manager - Social Housing
Location: Essex
Contract Type: Permanent
Salary: £55,000 - £60,000 per annun
About the Role:
We are currently recruiting on behalf of a well-regarded social housing provider in Essex who is looking to appoint a skilled and experienced Maintenance Manager on a permanent contract. This is a strategic leadership role, responsible for managing the effective delivery of repairs, void refurbishments, disrepair cases, and damp & mould remediation across a mixed residential portfolio.
You will lead a team of supervisors, operatives, and external contractors to ensure services are delivered efficiently, compliantly, and with a focus on customer satisfaction. The ideal candidate will have a strong technical background and a proven track record of managing multi-disciplinary maintenance services in a social housing setting.
Key Responsibilities:
1. Oversee the end-to-end delivery of responsive repairs, voids, disrepair resolution, and damp & mould treatment works across the housing stock.
2. Lead and support a team of supervisors and trade operatives, ensuring high levels of productivity, quality, and performance against agreed KPIs.
3. Manage voids turnaround times to meet lettable standards and minimise revenue loss.
4. Act as the lead officer for disrepair claims-ensuring accurate reporting, robust legal case management, and timely resolution in collaboration with legal and surveying teams.
5. Develop and implement effective strategies for identifying, monitoring, and resolving damp and mould issues, ensuring compliance with updated sector guidance.
6. Ensure health & safety compliance across all works and instil a culture of safety, quality, and accountability within the team.
7. Manage budgets, monitor contractor performance, and drive value-for-money service delivery.
Requirements:
8. Extensive experience in a senior property or maintenance management role within the social housing sector.
9. Strong technical understanding of responsive repairs, void property management, disrepair case handling, and damp & mould resolution.
10. Proven leadership experience, including managing operational teams and contractors.
11. Knowledge of health & safety legislation, building compliance, and sector-specific regulations.
12. Excellent stakeholder engagement and communication skills.
13. Full UK driving licence
Desirable:
14. Qualifications such as HNC/HND in Building or Construction, CIOB, RICS, or similar.
15. Health & Safety qualifications (SMSTS, IOSH, etc.).
16. Experience with housing management systems
