We are seeking an experienced RICS Chartered Valuation Surveyor to play a pivotal role in the management of our diverse property portfolio. This is an opportunity to directly contribute to the economic vitality of Neath Port Talbot. You will provide expert valuation and property advice that shapes development and enhances our public assets for the benefit of everyone who lives and works within Neath Port Talbot.

What you will be doing:

As a Principal Estates Officer, you will be a key member of our professional property team, reporting to the Principal Estates Manager. Your responsibilities will be broad and impactful:

* Lead on Key Valuations: Undertake a variety of complex valuations, including for asset, capital accounting, rating, and insurance purposes.
* Oversee Strategic Transactions: Manage and negotiate acquisitions, disposals, and lease agreements (renewals, rent reviews).
* Shape Council Projects: Provide financial appraisals and valuation advice to multi-disciplinary teams.
* Proactively Manage Our Portfolio: Assist in managing our substantial land and property assets, identifying opportunities to optimise use and deliver value for the community.
* Provide Expert Advice: Provide clear and professional advice on a range of property-related enquiries to colleagues and stakeholders.

About You:

To succeed in this role, you will be:

* A RICS Chartered Surveyor with a background in General Practice.
* A RICS Registered Valuer, essential for our statutory valuations.
* Commercially Astute: Experienced in property transactions and negotiations, ideally with an understanding of the public sector landscape.
* An Excellent Communicator: Able to build strong relationships and convey complex information clearly to a variety of audiences.
* A Team Player: Ready to work proactively within a team of dedicated professionals to achieve shared goals.
* Proficient with IT, including Microsoft Office suite.

Office working hours are 8.30 am - 5.00 pm Monday-Thursday and 8.30 am - 4.30 pm on Friday; however, the Council operates a flexi-time system around these times.
