Head of Development – Residential & Regeneration
Location: Essex (hybrid/flexible working)
Salary: Around £90,000 + competitive package
We are working with a leading residential developer specialising in large‑scale regeneration and new housing schemes across Essex and the Home Counties. With a reputation for quality and innovation, they transform brownfield and under‑utilised sites into thriving, sustainable communities.
The Opportunity
As Head of Development, you’ll drive projects from concept to “oven‑ready”, preparing sites through design, planning, and procurement for seamless handover to the delivery teams. This is a pivotal leadership role with real influence on strategy and outcomes.
Key Responsibilities
* Site feasibility & acquisition – Lead early‑stage due diligence, financial modelling, and viability assessments.
* Town planning leadership – Manage submission processes, engage key stakeholders, and negotiate with Local Authority planners.
* Design coordination – Collaborate with architects, engineers, and consultants to develop high‑quality, buildable designs.
* Project preparation – Secure consents, prepare procurement packs, resolve constraints, and ensure sites are “oven‑ready.”
* Front‑end delivery oversight – Oversee the delivery of early stages, including enabling works and utility infrastructure.
* Team & stakeholder management – Mentor development managers, liaise with internal and external teams, and build strong relationships.
* Risk management – Identify risks, propose mitigation strategies, and drive projects forward within time, budget, and quality parameters.
About You
* Strong track record in residential and regeneration development, ideally within private or mixed‑tenure schemes.
* Deep front‑end development expertise, including viability, procurement, and site preparation.
* Excellent understanding of town planning processes, policy frameworks, and local authority engagement.
* Proven experience in design integration, working closely with architectural and engineering teams.
* A strategic thinker with commercial acumen, able to balance budgets, viability, and quality.
* Exceptional interpersonal and communication skills, adept at stakeholder engagement.
* Demonstrable leadership ability—capable of managing teams, consultants, and complex project portfolios.
* Educated to degree level or equivalent; membership of RICS, RTPI, or APM is highly desirable.
* Eligible to work in the UK; based in or willing to relocate to Essex.
