About the Role
We are looking for a Senior Building Surveyor to join our London team. The role involves both project and survey work across public and private sector projects, requiring a blend of survey expertise (condition survey, PPM, pre‑acquisition) and contract administration experience.
Key Responsibilities
* Project work:
o Act as the interface for projects between the client, designers and contractor to support successful project completion.
o Inspect existing properties and develop scope, budget, costs and programmes for proposed work.
o Liaise with the client to understand requirements, keep them appraised of project activities and provide guidance on procurement approaches.
o Manage design, programme and cost information to support client decision‑making.
o Ensure communication channels support effective delivery and develop tender documentation using NBS.
o Coordinate the tender process, analyse returns, and prepare tender reports with recommendations.
o Chair and minute project meetings; act as Contract Administrator and process all required notices.
o Monitor on‑site work quality and ensure contractor compliance with contract terms and specifications.
o Ensure others meet their obligations under H&S legislation.
o Represent Thomas & Adamson professionally at all times, upholding company values.
* Survey work:
o Undertake dilapidation, PPM, condition, schedule of condition, and pre‑acquisition surveys.
o Provide clear reports and advise clients within legal constraints.
o Coordinate and prepare reports for projects.
o Supply cost advice to clients for both project and survey work.
* General duties:
o Oversee, review and approve work of sub‑consultants or junior staff.
o Represent Thomas & Adamson with professionalism and high service standards.
o Report to clients and stakeholders in line with company standards.
* Delivering great client experience:
o Build strong relationships with clients, consultants and contractors.
o Represent T&A at project meetings and follow up on actions.
o Communicate clearly and coherently with clients and consultants.
o Identify risks and issues, and propose mitigation measures.
Qualifications
* Chartered Building Surveyor (or close to completing APC).
* Awareness of current Health & Safety and Building Regulations legislation.
* Contract Administration and Project Management skills across varied projects.
* Experience in Dilapidations, Due Diligence Survey Work, Schedules of Condition and Planned Maintenance Inspections.
* Interest in construction technology and the interplay between construction process and building defects.
* Proficiency in CAD with knowledge of building standards.
* Demonstrated ability to build good working relationships with clients.
* Strong prioritisation and coordination skills; meet all deadlines.
* Accurate with excellent attention to detail.
* Pro‑active, autonomous and collaborative team worker.
* Confident and assertive where required.
* Flexible approach to work.
* Good role model for junior team members.
* Understanding of discretion and professional confidentiality.
