Senior Voids Supervisor

Location: Gillingham
Contract: Full Time, Permanent
Salary: Up to £46,000 per annum, plus company van & fuel card
Hours: 42.5 hours per week (8:00am – 5:00pm, Monday to Friday)

We are currently seeking an experienced Senior Voids Supervisor to provide operational leadership across a social housing contract in Gillingham. This is a senior, office and field‑based role with responsibility for overseeing the delivery of all Void related works including all associated documentation, KPI’s and Trackers

You will play a key role in leading operational delivery, supporting and guiding supervisors and operatives, and ensuring service performance, compliance, and customer satisfaction are consistently achieved. This is an excellent opportunity for an established supervisor ready to take on broader responsibility within a stable, long‑term contract and make a tangible impact within the community.

Key Responsibilities

1. Provide senior oversight of the day‑to‑day delivery of Void works across occupied properties
2. Ensure all works are completed safely, efficiently, and to required quality standards
3. Carry out regular site visits to monitor performance, resolve operational issues, and ensure resident satisfaction
4. Allocate and oversee resources and operatives to meet service targets and contractual obligations
5. Manage work schedules and priorities to minimise disruption to residents
6. Ensure full compliance with Health & Safety regulations, COSHH, and company procedures
7. Carry out quality inspections and ensure corrective actions are implemented where required
8. Lead, support, and performance‑manage a team of operatives, providing coaching and guidance
9. Identify training needs and support the development of team members
10. Enforce HR policies relating to attendance, conduct, grievance, and performance management
11. Oversee company assets including vehicles, tools, PPE, and van stock
12. Monitor materials usage and procurement to support cost‑effective operations
13. Use system reports to track performance, resource deployment, and asset condition
14. Act as a senior point of contact for residents, ensuring professional communication and effective issue resolution - REMOVE
15. Liaise with client representatives, subcontractors, and suppliers to coordinate service delivery
16. Participate in a 1‑in‑2 or 1‑in‑3 out‑of‑hours call‑out rota, supporting a 24/7 repairs service
17. Support contract mobilisation, compliance audits, and continuous service improvement initiatives
18. Assist with budget control, forecasting, and identifying operational efficiencies
19. Provide supervisory cover during periods of absence or increased operational demand
20. Attend toolbox talks, training sessions, and formal company meetings
21. Ensure all activities reflect company values and maintain a professional image at all times

Role Criteria

22. Proven experience in a Void, Maintenance Supervisor or similar supervisory role within housing or property maintenance
23. Experience within the Social Housing Repairs sector, including Damp and Mould surveys and repair specifications
24. Demonstrable experience managing, monitoring, recording, and reporting Health & Safety and compliance activity
25. Strong background in delivering planned and reactive maintenance in occupied properties
26. Full, valid UK driving licence
27. Sound knowledge of Health & Safety legislation, including COSHH
28. Working knowledge of Schedule of Rates
29. Excellent interpersonal and communication skills
30. Strong people‑management capability, with the ability to lead, mentor, and develop teams
31. Customer‑focused approach with a commitment to service excellence
32. Strong problem‑solving skills and a results‑driven mindset
33. Well‑developed planning and organisational skills
34. Ability to make informed decisions under pressure
35. Confident influencing and negotiating skills across teams and stakeholders
36. IT‑literate, with working knowledge of Microsoft Outlook, Excel, and Word, alongside strong written and verbal communication skills

To drive a Mears vehicle, candidates must be aged 21 or over, have held a full UK driving licence for a minimum of 3 months, and have fewer than 9 points.
