The Design and Technical teams are involved in all aspects of housing design and innovation. They are responsible for researching the best materials at optimal costs.
Design-wise, the team manages a variety of sites, many using existing buildings, each presenting unique challenges. They focus on new materials, sustainability, and value, all while navigating evolving building and environmental legislation.
Most team members have backgrounds in architecture or engineering. The team offers opportunities to gain expertise in design and project management within a stimulating environment.
Reporting to the Technical Manager, your responsibilities include coordinating external design consultants, obtaining building control approvals, discharging planning conditions, ensuring procurement of mains services, providing construction issue drawings, and supporting site operations.
You will be expected to:
* Obtain technical drawings and approvals for efficient site starts.
* Minimize risks by providing timely, high-quality information.
* Manage external consultants in preparing and issuing production information within agreed timelines, fees, and scope.
* Assist in preparing design programmes and present at progression meetings.
* Ensure statutory enquiries, sewer connections, and legal agreements are submitted and completed on time.
* Manage NHBC and Building Regulations applications for approval.
* Ensure working drawings align with the approved planning scheme and discharge related conditions. Monitor production information closely with the Commercial Department to control costs and stay within budgets.
* Monitor and update professional fees budgets monthly.
* Manage adherence to Group Policies and Procedures.
* Oversee the preparation and approval of brochure plans, conveyance plans, and sales area drawings.
* Attend site progress meetings and conduct site inspections.
* Participate in meetings at various project stages, including land/technical handovers, project updates, and budget reviews.
* Coordinate with internal and external parties.
* Attend subcontractor interviews and meetings as appropriate.
* Respond to site queries and resolve technical/construction issues.
* Issue drawings and information for construction purposes.
To succeed, candidates should have:
* A qualification as a Civil/Building Engineer or in a related construction degree, or an HNC/HND in a built environment with relevant experience.
* Good technical knowledge of house and apartment construction.
* Familiarity with Building Regulations, NHBC standards, Party Wall Awards, and related legislation.
* Strong interpersonal, communication, and management skills for working with multidisciplinary teams.
* Problem-solving abilities and proactive issue resolution.
* Ability to work under pressure and meet deadlines.
* A customer-focused mindset aimed at exceeding expectations.
* Excellent communication skills at all levels, with high attention to detail.
* Proficiency in relevant IT tools, including AutoCAD/Revit.
