We are looking for a Commercial Manager to join our team in Cambridge. Working closely with our Project Managers, you will be responsible for all commercial aspects of our fit out and refurbishment schemes. The ideal applicant will be able to work across projects within Cambridge and the surrounding area.
Candidate Profile
The ideal candidate will have a professional, proactive approach. You will be an effective communicator and have experience in negotiating, both internally and externally with customers. This role would suit a candidate with an organised and methodical nature, who is happy to work individually and as part of the wider project team. It will also involve the ability to work on multiple projects concurrently.
Key deliverables
* Supervise ACM’s working with CM if applicable
* Attend pitches for new projects, contribute and present
* During the proposal stage, prepare the budget and prelims build-up, obtain trade contractor bids, compile the Interior company information section of the proposal document and collate the overall document
* Develop an initial concept budget and prepare a detailed cost plan for the Project Manager to agree with the client
* Prepare trade contractor bid list in conjunction with the Project and Construction Manager and obtain approval via team meetings
* Confirm project insurance arrangements
* Advise client on contract procurement routes available
* Prepare and monitor package tender schedule
* Compile trade contract bid documents, carry out tender analysis, prepare and issue recommendation reports
* Agree 2nd stage lump sum tenders or GMP’s
* Place orders and trade subcontractors.
* Advise on product selection, specifications and assist with the value engineering
* Handle receipt and distribution of drawings and other relevant information and maintain control
* Attend design team meetings and subcontractor meetings
* Manage change orders in conjunction with the Project Manager
* Prepare, submit and agree monthly cost reports
* Prepare, submit and agree periodic valuations for work completed to date with subcontractors and the client QS.
* Instruct accounts to invoice clients
* Instruct accounts to pay subcontractors and suppliers
* Prepare ‘rolling’ final account throughout the project and agree at PC
* Closeout the financial account and retention releases
* Prepare final account reconciliation (CVR), create a regular budget and price updates, update computerised cost control system and prepare the monthly cost and progress report for Interior directors responsible
* Provide feedback to trade contractors on completion
* Internal reporting via interim CVR’s
