Job Overview
* To undertake the role of Operations Manager to ensure that the site staff are carrying out their duties effectively and efficiently, in accordance with Company Policies and Procedures.
* To plan, manage, and implement the delivery of all engineering services to the site, ensuring that the highest standards of operational performance are maintained at all times.
* Provide engineering advice and guidance on property matters affecting the ongoing management and development of critical environments.
* To provide strong leadership and direction and to develop engineering excellence.
* To ensure that all buildings and staff are compliant with Statutory, Health and Safety, and Technical Legislation.
* To ensure all maintenance data is accurate and up to date in Maximo and produce accurate and timely reports on all areas of compliance for both the Client and Senior Operations Manager.
* To ensure compliance with the Maintenance Quality Management System.
* To act as the first point of contact for Mitie Staff and Subcontractors within the sites.
Main duties:
1. Implement a positive health and safety culture and ensure all staff comply with all Health and Safety policies and procedures.
2. Ensure employees work in a safe and diligent manner at all times.
3. Create, manage, and develop engineering and maintenance best practices to protect site operations and take full ownership of sites.
4. Ensure shift resilience is fully instigated and operated on site.
5. Manage the engineering team, responsible for performance management, recruitment, development, appraisals, succession plans, and team welfare.
6. Take ownership for all technical statutory compliance.
7. Manage all operational and maintenance activities, ensuring work is executed safely and in accordance with SLAs.
8. Provide management information/reporting as required to both client and internal management.
9. Maintain accurate plant records, information, and reporting systems.
10. Deliver continuous improvement across all service lines.
11. Maintain customer service standards as per or higher than the SLA.
12. Participate actively in site and individual training and development.
13. Ensure good quality workmanship and discipline.
14. Investigate near misses, accidents, and H&S breaches, producing detailed reports as needed.
15. Drive compliance of suppliers and subcontractors, ensuring contract and maintenance program completion.
16. Re-tender and tender the client/MITIE supply chain where necessary, ensuring best value, compliance, and service quality.
17. Ensure suppliers use approved products and that all planned works align with environmental plans.
18. Provide proactive advice and assistance to engineering staff across the portfolio.
19. Ensure legislation compliance and improve the maintenance strategy for the contract.
20. Ensure delivery of PPM performance SLAs through regular reviews and modifications.
21. Review/audit employee and subcontractor competencies and practices.
22. Audit and monitor works per Quality procedures.
23. Conduct Health and Safety Toolbox Talks and equivalent training, ensuring all QHSE communications are disseminated and completed.
24. Perform safety inspections as required.
25. Communicate regularly with clients to maintain high levels of customer care and relationship building.
26. Coordinate with the Account Manager, Senior Operations Managers, Operations Managers, and Supervisors to ensure consistency and share information for review and audits.
27. Familiarize with contract documentation and manuals to fulfill the role effectively.
28. Ensure site Log Books are properly used and audited.
29. Ensure team members are properly dressed, equipped with PPE and tools, and records are maintained.
30. Advise management on building risks and produce management plans for asbestos, water hygiene, cooling towers, closed systems, and fire risks.
31. Provide monthly and ad hoc reports to the Senior Operations Manager and Client.
32. Offer cover/assistance for other management team members as needed.
33. Audit the supply chain for compliance with Mitie and GEM requirements.
34. Maintain good team communication and morale.
35. Undertake additional duties as required.
What we are looking for:
* Proven track record managing Hard FM services in a commercial property environment.
* Hold a relevant NVQ 3 technical qualification (or equivalent).
* Technical background and experience in a technical environment.
* NEBOSH Certificate is desirable.
* Experience in operation and maintenance of critical engineering systems.
* Strategic and professional management approach.
* Understanding of Maximo CAFM or similar systems.
* Proficiency in Microsoft Office programs.
* Analytical skills for interpreting client requirements.
* Ability to work under pressure.
* Customer-focused with respectful communication.
* Promotes teamwork and development.
* Strong knowledge of Health & Safety.
* High-level technical skills, including L8 management understanding.
