Overview
Amazon’s Data Centers are industry leading examples of innovation in the areas of security, safety, space utilization, efficiency, and cost effectiveness. We are the global team responsible for the construction of Amazon owned sites.
Key Responsibilities
* Represent AWS to ensure on‑time and on‑budget execution of Amazon projects, while strategically improving processes, costs, quality, health & safety, and sustainability performance.
* Lead and mentor large cross‑functional teams as a technical and project management resource to complete construction projects and motivate people at all levels.
* Drive significant communication across departments, to front line and executive level managers while serving as an authority on project issues.
* Leverage experience and tools to identify gaps in project plans and propose solutions.
* Understand and negotiate terms of contracts with developers, contractors and consultants representing AWS’ interests. Tasks include site validation, due diligence, risk analysis, design management, contract/lease and cost negotiations, and stakeholder and vendor management.
* Act as the primary escalation point for evaluating feasibility of potential future projects and pre‑development actions; owning and tracking issues to ensure they are addressed, documented, and resolved using influence.
* Lead negotiations with general contractors and internal procurement partners and evaluate bids/proposals/claims with detail and accuracy, reporting key construction/commercial metrics including schedule, cost and budget.
* Review and provide input into global standards and data center template designs.
* Support, oversee and manage complex, cross‑functional Data Center projects from site selection, permitting and contract execution, keeping stakeholders informed to contribute to team performance.
* Keep scope progress under control by driving crisp and timely decisions, identifying and clearing blockers, and escalating appropriately.
* Collaborate with real estate, design engineering, construction, finance, architects, engineers, permitting agencies, developers and landlords to secure resources, scope infrastructure builds, set priorities, milestones and drive results.
* Conduct negotiations with general contractors and evaluate bids/proposals participating in pricing reviews for scope inclusions/exclusions and negotiate cost of work with developers, general contractors and design consultants.
* Evaluate due diligence, schedule tracking, and identify and solve factors that impede a successful permitted project hand‑over to Amazon stakeholders.
* Insist on the highest standards from self and others and drive accountability for results, leading externals and, potentially, internals, including coaching and disciplinary actions as needed.
About the Team
Our Pre‑Construction Managers are on the forefront of creating and delivering the most innovative products to our customers and are known for changing the face of cloud computing. We support the development and implementation of design standards across regional construction programs and develop new concepts, creating and releasing high‑quality, consistent documentation for processes, standards and procedures.
Basic Qualifications
* 7+ years of experience in Construction Site Management, conducting negotiations with general contractors and evaluating bids/proposals with detail and accuracy.
* 7+ years of experience in mission critical facilities (design, pre‑construction, scheduling, construction and commissioning), or equivalent.
* Knowledge of civil, electric and mechanical engineering principles.
* Ability to travel ~40% of your time.
Preferred Qualifications
* Professional certification, such as CCM, PMP, AC or CPC.
* Knowledge of critical data center equipment (generators, UPS, transformers, chillers, HVAC, etc.).
* Additional language knowledge appreciated.
* Bachelor’s degree in Construction Project Management, Architecture, Engineering or related field or equivalent trade certification.
