Residential Property Litigation Solicitor (NQ+)

About the Role
A specialist property law firm is seeking a Residential Property Litigation Solicitor to join their growing litigation team. The role involves managing a varied caseload of residential disputes, with a strong emphasis on leasehold matters. You will provide strategic advice to clients, oversee pre‑litigation risk management, and, where necessary, conduct court or tribunal proceedings.
Key Responsibilities
* Manage a full spectrum of residential property litigation cases, including service charge recovery, ground rent arrears, breach of lease covenant, forfeiture and possession, lease extensions and enfranchisement, leasehold disputes (enforcement, surrender, forfeiture)
* Provide pre‑litigation advice and negotiate settlements to avoid court action.
* Draft, issue, and respond to court documents and prepare witness statements.
* Attend hearings, mediations, and tribunal proceedings (e.g., First‑tier Tribunal – Property Chamber).
* Advise clients on statutory and regulatory duties (e.g., Landlord and Tenant Acts, service charge legislation).
* Represent clients in tribunal or court proceedings, liaising with counsel where necessary.
* Manage costs, budgets, and billing for assigned matters.
* Maintain strong client relationships with proactive updates and strategic advice.
* Collaborate with colleagues across teams to support overall firm growth.
* Mentor junior fee‑earners and litigation support staff.
Person Specification / Required Experience
* Qualified solicitor in England & Wales with a valid practising certificate.
* Experience in property litigation, ideally with a focus on long leasehold matters.
* Knowledge of relevant legislation: Landlord & Tenant Act, service charge law, property management regulations.
* Strong drafting skills for pleadings, witness statements, schedules of loss, and settlement documents.
* Experience in tribunal and/or court advocacy.
* Excellent analytical, negotiation, and problem‑solving skills.
* Commercially minded, with a focus on practical outcomes.
* Strong client‑care and communication skills.
* Ability to manage a caseload effectively and prioritise tasks.
* Team player with leadership qualities and willingness to mentor junior colleagues.
* Experience with First‑tier Tribunal – Property Chamber matters.
* Familiarity with managing agents, freeholders, and property management structures.
* Involvement in business development or legal training within the property sector.
