1. Plan or carryout Planned Preventative Maintenance activities and first line Break Down response, to the Mechanical &
2. Electrical plant, equipment and systems within SLA's/KPI's
3. Plan or assist specialist sub-contractors during routine site visits as directedEnsure correct working procedures are being adhered to via documented RAMS for both sub-contractors & self-perform tasks
4. Plan or carryout site risk assessments for self-perform tasks
5. To ensure the company Health & Safety policy is adhered to within scheme of responsibilities
6. To work within the JCA Managed Services processes and procedures at all times
7. Mentor team to ensure their understanding of site plant/equipment/procedures are always to high standards
8. Oversee shift technicians and delegate tasks appropriately
9. Participate in handover commissioning and witnessing from the developer
10. Carry out HVAP duties when required
Main Duties
11. A positive and self-motivated individual, who will take ownership of problems presented to him by the Technical Services
12. Manager (TSM)
13. Plan or carryout Planned Maintenance to Mechanical & Electrical plant in accordance with set schedules, ensuring engineering standards are maintained in order to maximise the operational effectiveness and reliability of the plant, equipment and associated systems
14. Ensure a prompt and effective response is provided to all reactive maintenance issues, and service desk requests
15. To co-ordinate and support visiting specialist sub-contractors associated with aspects of the PPM schedules
16. To be HV & LV authorised, compile switching schedules, method statements and risk assessments accordingly. Air
17. Condition accreditation/qualification in most aspects of refrigeration
18. Able to create & carryout site SOP's & EOP's procedures
19. Competent in the day to day operation of the site, its plant and machinery in all operating conditions
20. Should have excellent communication with the other technical engineers and specialist sub-contractors, especially in the event of an incident
21. Able to create fully detailed technical fault reports in relation to any critical alarm or situation
22. To be fully conversant and familiar with any new plant or systems that have been installed, including the O & M manuals to know where to find technical information quickly in an emergency
23. To Lead the Shift Handover process to the ‘on coming' team. Ensure all keys, tools, BMS, fire alarm panels and critical plant alarms are in a satisfactory condition. All logs/records must be correctly completed and signed as correct. Adherence to set engineering standards in accordance with the Health and Safety at Work Act
24. To ensure onsite Quality Assurance procedures are adhered to in all respects and to maintain accurate records/documentation
What we are looking for
25. Previous experience as Lead Technician on shift patterns
26. Technically focused, fault diagnostic skills and highly organised
27. Computer literacy, written, good oral communication and interpersonal skills
28. Ability to prioritise workload within tight deadlines and to a high standard
29. Adjust rapidly and effectively to changes in work demands or business needs
30. Effective communication skills with customers and to all levels of management
31. To hold a valid HV or AP cert to carryout HV/LV switching competently
32. To hold a valid H&S cert (IOSH, NEBOSH, or equivalent)
33. Qualification in building services mechanical and electrical engineering to a minimum of City & Guilds
34. 17th Edition Institute of Electrical Engineers registration
35. HV authorised training and certification or Air Conditioning accreditation incl. F Gas qualification
36. A good working knowledge of building services trades – UPS, Diesel Generators, Plumbing, HVAC systems and Refrigeration
37. Computer literate with excellent I.T. skills especially Excel, Word and PowerPoint
38. Knowledge and awareness of CAFM systems and their use
39. Supervisory training to ILM standard
