The Sales & Marketing team looks after our customers and helps them through one of the most important parts of their lives: finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are key to making that vision a reality. Our teams, both locally and nationally, work together to ensure we show people the perfect home for them. Roles include building and maintaining websites, running marketing campaigns, answering customer questions, guiding and supporting them through the purchase and personalisation of their new home, and ensuring customer satisfaction post-sale. Some team members work on-site in showrooms, while others support from the office; at its core, the team ensures customers get what they need and find their ideal home.
Reporting to the Senior Sales Manager or Sales Director, this role contributes to the overall success of the business by driving strong sales performance through effective management of the Sales Adviser team on their developments. Key targets include sales rates, legal completions, customer care, average selling price, sales overheads, and client extras.
You will be expected to:
1. Proactively coach and develop the team, managing underperformance, training, and succession planning.
2. Follow sales methodology, ensuring mystery shop scores exceed benchmarks.
3. Ensure compliance with policies such as AML, NHQC, incentive policies, etc.
4. Support adoption and compliance of all sales-related IT systems to drive performance and improve the customer journey.
5. Manage health and safety proactively, with regular reporting and monitoring.
6. Manage staffing plans, rotas, leave, sickness, and recruitment in line with policy, liaising with the Senior Sales Manager.
7. Act as a guardian of the customer, ensuring the team delivers an excellent journey and manages escalations appropriately. Ensure compliance with QA inspections.
8. Attend and contribute to weekly, monthly, and quarterly meetings.
9. Deliver sales meetings to upskill and develop the team.
10. Make effective commercial decisions to balance volume and value, driving performance.
11. Oversee the launch of new sites, including sales office setup, showhome presentation, and marketing collaboration, including lead management of databases.
12. Collaborate with cross-departmental teams to ensure an excellent customer experience.
13. Conduct market research and competitor analysis, reporting findings to the Sales Director.
14. Maintain high standards in sales presentations according to company policies.
15. Oversee sales progression, working with progression coordinators and proactively solving problems.
