Pay Range: $115,000 - $125,000
Job Summary: The Director of Underwriting plays a central role in the evaluation, financial modeling, and feasibility analysis of new hotel development, acquisition, and renovation opportunities across the Stonebridge portfolio. This role supports strategic growth by underwriting deals and partnering with cross-functional teams to ensure alignment and consistency.
Essential Functions and Duties:
1. Conduct financial modeling, underwriting, and sensitivity analysis for potential acquisitions, ground-up developments, and capital improvement projects.
2. Prepare investment memos and underwriting packages in support of internal reviews, executive approvals, and ownership discussions.
3. Assist in market research, benchmarking, and feasibility assessments to evaluate new opportunities and validate assumptions.
4. Partner with internal teams (Design & Construction, Legal, Operations, and Asset Management) during the due diligence and pre-development phases.
5. Support project pipeline tracking, documentation, and investment committee presentation preparation.
6. Maintain and update financial models, deal tracking systems, and underwriting templates in alignment with company standards.
7. Stay current on industry trends, competitive activity, and macroeconomic factors that impact real estate investment and hotel development.
Required Experience, Education, and Skills:
8. Bachelor’s degree in Finance, Real Estate, Hospitality, Economics, or a related field required; master’s degree (MBA, MSRE) preferred.
9. Minimum of 3 years of progressive experience in real estate underwriting, hospitality development, acquisitions, or investment analysis.
10. Strong proficiency in financial modeling, including pro formas, IRR/NPV analysis, and capital stack structuring.
11. Experience conducting due diligence and feasibility assessments for ground-up and/or repositioning hotel projects.
12. Familiarity with market studies, brand standards, and hotel operating metrics (RevPAR, GOP, etc.).
13. Exceptional analytical and problem-solving skills with strong attention to detail and accuracy.
14. Proficiency in Microsoft Excel and PowerPoint; experience with CoStar and other real estate platforms a plus.
15. Ability to manage multiple projects and deadlines, while communicating effectively with internal teams and external partners.
16. Comfortable presenting underwriting assumptions and findings to leadership and ownership groups.
17. Strong written and verbal communication skills, with an ability to translate complex analysis into actionable insights.
Work Environment:
18. Work is primarily performed in a professional office setting with frequent use of computers, financial software, and internal systems.
19. Occasional travel may be required for site visits, market tours, due diligence efforts, or meetings with partners and stakeholders.
20. Must be able to manage multiple deadlines in a fast-paced environment while maintaining accuracy and professionalism.
21. Flexibility to adjust working hours as needed to support deal timelines or travel schedules.
