Role overview
The Senior Building Surveyor will join the team in Glasgow or Edinburgh, contributing to projects in both the public and private sectors. The role combines survey work (condition surveys, planned preventative maintenance, pre-acquisition surveys) with contract administration. A strong understanding of construction technology and experience in quality monitoring of construction works is preferred.
Responsibilities
* Project Work: act as the interface between client, designers and contractor to support successful project delivery; inspect existing properties, develop scope, budget costs and programmes; liaise with clients to understand requirements and project drivers; advise on procurement approaches; manage design, programme and cost information; maintain effective communication channels; develop tender documentation and specifications using NBS; manage tender process and prepare reports including contractor appointment recommendations; chair and minute project meetings as Contract Administrator; monitor on-site works for quality and contract compliance; ensure health & safety obligations are met; act professionally on behalf of Thomas & Adamson.
* Survey Work: undertake dilapidation, PPM, condition, schedule of condition and pre-acquisition surveys; provide clear reports and client guidance within applicable legal constraints; coordinate and prepare project reports; provide cost advice for projects and relevant reports.
* General Duties: oversee/review junior staff and sub-consultants; represent the company professionally; report to clients and stakeholders per requirements and standards.
* Delivering Great Client Experience: build professional relationships with clients, consultants and contractors; communicate clearly; identify risks and mitigation measures to protect client and company interests.
* Managing and Motivating the Team: assist with resource allocation, lead and develop junior staff, support professional development and training.
Qualifications
* Chartered Building Surveyor
* Awareness of current Health & Safety legislation and Building Regulations
* Contract Administration and Project Management experience across multiple projects
* Involvement/awareness of Dilapidations, Due Diligence Surveys, Schedules of Condition and Planned Maintenance inspections
* Interest in construction technology and building defects
* Proficient in CAD with knowledge of building standards and related processes
* Ability to manage multiple clients and develop strong working relationships
