Job Responsibilities
* Undertake complex planned and non‑routine reactive maintenance work and repairs to maintain building engineering plant, equipment and systems to a high standard throughout the Trust, ensuring safe operation, serviceability and compliance with statutory and mandatory regulations.
* Support other Estates Operatives and the Estates Helpdesk.
* Lead and deliver repair and Planned Preventative Maintenance (PPM) of mechanical and electrical services under management direction and in conjunction with the Estates Officers plan.
* Carry out planned and reactive maintenance tasks as a hands‑on position, leading, supporting and training the team to ensure compliance with statutory and best practice.
* Support the development of a multi‑skilled approach to the provision of mechanical/electrical services.
* Undertake "Competent Person" duties for mechanical and water systems as defined in HTMs.
* Respond to Helpdesk reactive maintenance/breakdown calls, carry out remedial works as necessary, providing accurate feedback to customers and the Helpdesk.
* Diagnose and solve a wide range of complex technical issues and repair faults in mechanical and engineering installations, plants and equipment, finding solutions and passing on knowledge to others.
* Complete all designated maintenance tasks in line with statutory requirements and to a high standard.
* After appropriate assessment and training, act as a Competent Person for a range of systems including ventilation, water and low voltage electrical systems.
* Carry out repairs, maintain and efficiently run plant and equipment, and use multi‑faceted equipment.
* Support the Estates Officer (operations) by participating in meetings, communicating with contractors, and advising on site arrangements and engineering system issues relating to surveys by external agencies and surveyors.
* Liaise with company representatives regarding operation, repair and servicing of specialist equipment, and implement contracts as necessary to ensure the best service in terms of cost, quality and performance.
* Report to the line manager any maintenance defects observed, faulty or damaged equipment, and forward suggestions to improve the maintenance service.
* Maintain sustained focus during complex fault‑finding tasks, effectively managing unpredictable inspections and responding promptly to emergency interruptions without compromising accuracy.
