The opportunity has arisenfor a building services supervisors role at Pareto FM to delivermechanical and electrical services to a corporate office in WatfordHertfordshire.
JobOverview:
The Building ServicesSupervisor will oversee the maintenance repair and efficientoperation of various building systems within the clients property.They will play a critical role in ensuring that all facilities arewellmaintained safe and compliant within the regulations. Thisposition will involve managing a team of onsite maintenance staffand coordinating with contractors plus the client and thirdpartystakeholders.
Duties
Toinclude but not limitedto:
* Communicate with the client on adaytoday basis and manage the onsite relationship between Pareto FMand the client. Plus third party stakeholders. This is to includeacting as the conduit between any issues raised concerning the teamby the client and for feeding back any issues discovered by theonsite team or subcontractors to theclient.
* Supervise andcoordinate maintenance activities related to building systemsincluding HVAC (heating ventilation and air conditioning)electrical plumbing fire safety and other essentialservices.
* Complete fulldaily updates on CAFRAM system and engage on weekly WIP calls withthe HD.
* Manage the teamday to day ensuring that they operate effectively and with thecorrect conduct.
* Lead theteam assigning tasks monitoring performance and providingguidance
* Conduct trainingsessions for staff to enhance their skills andknowledge.
* Ensure allengineering shifts and OOH rota is covered arrange the necessaryholiday and sickness cover with theteam.
* Ensure all statutorycompliance is completed as per the contract and that all paperworkof this can be evidenced and uploaded to drop boxfolders.
* Ensure that anychanges to emergency maintenance systems building fabricinfrastructure and other engineering elements are captured andprovided to the client to be able to update O&Mmanuals/drawings.
* Ensureall planned jobs are being undertaken as scheduled monitor andprovide assistance to ensure the schedule is met. Ensuring thehelpdesk is updatedaccordingly.
* Ordermaterials required for tasks.
* Quote for minor works andnew works around thesite
* Carry out siteinductions when needed to engineering staff new and subcontractorattending site.
* Implementthe permit to work system required forsite.
* Be available asonsite contact always representing Paretowell.
* Act in best interestof the Account Manager during their absence ensuring contract isdeliveredsuccessfully.
* Address anysafety concerns promptly and implement correctiveactions.
* Manage all sitesubcontractor visits including organising theirattendance.
* Provideinformation requested for monthly reports from the AccountManager
* Ensure that newideas and innovations are raised to the AccountManager
* Take totalownership of the site.
* Foster a positive workenvironment.
Experience:
* Previousexperience in building maintenance facilities management isrequired.
* NVQ BTEC NNC in Electrical orMechanical Engineering or equivalent
* 17th/18thEdition Qualified desirable
* C & G 239152 desirable
* IOSH Managingsafety.
Skills:
* Strongcommunication skills to interact with residents staff andcontractors.
* Organizational abilities to managetasks efficiently.
* Mechanical and Electricalaptitude for understanding buildingsystems.
* Problemsolving skills to addressmaintenance issues.
* Customer serviceorientation.
* Knowledge of Simtronic lightingsystems would be an advantage.
* Have a good eyefor detail.
* Have good organisationalskills.
* Possess a suitable trade qualificationand have a broad knowledge of other trades/workingpractises.
* Experience of working within amultiskilled/customer focussedenvironment.
* Ability tomake key decisions be comfortable with responsibility andaccountability for successful outcomes in servicedelivery.
* Experience ofsupervising or managing a team and leading by example isessential.
* Excellentproblemsolving ability a solutionsfocussed approach and comfortableworking within a continuous improvementenvironment.
* Haveeffective communication skills with the ability to develop goodworking relationships.
* ITLiteracy is essential especially the use of various Microsoftpackages.
