Group Head of Property
Multi-Sector National Commercial Developer
Location: London & South East (Hybrid)
Reporting to: C-Suite
An outstanding opportunity to lead the property function for a major UK-wide commercial developer and estate owner, overseeing a large and diverse portfolio spanning industrial, logistics, commercial income, strategic land and development opportunities.
This is a senior leadership role combining portfolio strategy, hands-on asset management, team leadership and governance — offering genuine scope to shape the future direction of a high-profile property platform with an ambitious growth agenda.
We are seeking a commercially minded property leader with the credibility to operate at Executive level, while maintaining a pragmatic and delivery-focused approach to driving performance across a complex national estate.
The Role
Key responsibilities will include:
Property Strategy & Portfolio Leadership
* Establish and lead the overall property strategy in collaboration with the Executive Team and regional property leadership
* Drive performance and consistency of approach across a multi-site, multi-sector commercial portfolio
* Lead annual portfolio business planning, investment review and strategic evaluation
* Identify opportunities to optimise land use, unlock value and support long-term growth plans
* Ensure a disciplined approach to asset strategy, capital allocation and delivery priorities
Asset Management & Value Creation
* Maximise income through active leasing strategy, space creation and effective tenant engagement
* Lead lease events including renewals, rent reviews, break options and re-gear negotiations
* Identify and deliver value-add initiatives across the estate, including repurposing, redevelopment and intensification opportunities
* Oversee planning strategy in relation to income-producing and development assets
* Drive robust performance reporting and asset-level decision making across the portfolio
Governance, Risk & Compliance
* Set standards, templates and governance frameworks for third-party compliance, onboarding/offboarding, inspections and insurance processes
* Act as senior escalation point for complex, high-profile or technically challenging property matters
* Ensure property risks are identified early and mitigated effectively
* Embed strong reporting disciplines, performance metrics and accountability across the function
Leadership & Stakeholder Management
* Lead and develop multi-disciplinary property teams, including specialist central functions
* Manage and motivate senior professionals across a matrix organisation
* Oversee external consultants, advisors and agents at both local and national level
* Build strong relationships with key stakeholders including legal advisors, consultants, local authorities and market partners
* Act as an ambassador for the property function internally, helping shape the narrative and future opportunity across the wider business
ESG, Sustainability & Safety
* Drive sustainability initiatives including energy efficiency, carbon reduction and long-term ESG-aligned asset strategy
* Promote a proactive safety culture across the property estate through robust compliance, risk assessment and continuous improvement
Candidate Profile
The successful candidate is likely to offer:
* Proven experience leading asset management strategy across a large and diverse commercial property portfolio
* Strong background in both landlord and occupier-style estate management
* Demonstrable experience delivering value creation through leasing, development, planning or repositioning initiatives
* A track record of leading teams and influencing across complex, matrixed organisations
* Strong commercial judgement, governance mindset and stakeholder management capability
* Experience managing external agents and professional advisors nationally
* Ability to operate at both strategic and hands-on level
* MRICS qualification preferred / advantageous
