What we will be looking for
We are seeking talented Land Consultants at various levels to join our Midlands, South and North teams in modern city centre offices in:
* Birmingham
* London, Guildford, Cambridge and Basingstoke
* Manchester and Leeds
This is an exciting opportunity to become part of our WSP Land Team in the delivery of land referencing, landowner engagement, consultation management, land access, formal consents, statutory orders, compensation agreements and land acquisition in support of strategic infrastructure development projects across the UK and Ireland. We work with a range of clients including National Grid, Network Rail, Highways England, HS2, Tideway, Drax Power Limited and various local councils on some of the largest National Infrastructure projects in the country. Our team is exposed to a range of planning applications and the relevant intricacies that go along with them. The infrastructure projects we deliver affect communities and provide opportunities to make a difference. We have a culture of collaboration and aim to deliver the best possible service to our clients, with energy projects contributing to the deployment of renewable energy and net zero goals.
We are the largest Land Referencing business in the UK and Ireland and work closely with property specialists, utility and topographical surveyors and engagement specialists delivering land services across energy, water, road, rail and active-travel sectors.
Responsibilities
* Associate Land Consultant: Lead a team of technical specialists to direct successful delivery of projects on time, within budget and to high standards; act as a trusted advisor to clients and manage relationships
* Advise on Land issues including statutory processes to acquire land and land rights (e.g., major hybrid Bills, TWAO, DCO, CPO, Wayleaves)
* Lead quality assurance of deliverables related to identification of land interests and rights, negotiation of access for surveys, and acquisition of land rights for large-scale development projects
* Lead on training delivery and develop efficient practices to provide value to clients
* Ensure the team has the skills and resources to deliver projects and grow the business
* Promote adherence to WSP H&S procedures; manage, motivate, mentor and develop staff
* Contribute to business strategy, land services promotion and business development across electricity, highways, rail, water, telecoms and renewables
* Collaborate with other WSP disciplines (engineering, environmental, planning) to optimise client service
* Support bid/tender writing to secure opportunities; UK travel as required
What we will be looking for you to demonstrate
* Degree or equivalent in Geography, Agriculture, Land and Estate Management or similar; chartership or professional membership is advantageous
* Experience leading a team delivering land referencing or land assembly services on infrastructure projects to programme and budget
* Detailed knowledge of statutory order requirements (e.g., hybrid Bills, TWAO, DCO, CPO, Wayleaves) and land/property industry
* Proven ability to deliver complex work, provide technical guidance, build client relationships, and communicate effectively with stakeholders
* Strong leadership, interpersonal, and organisational skills; ability to liaise with internal and external parties
* Experience negotiating with landowners and knowledge of acquiring wayleaves and easements; rural and farming knowledge desirable
* Full driving licence required
* Experience with multi-disciplinary teams and across infrastructure sectors (electricity, road, rail, renewable energy)
Senior Land Consultant
* Manage project delivery of statutory processes for land acquisition and land rights (hybrid Bills, TWAO, DCO, CPO) and related wayleaves
* Project management of land projects on time, within budget and to high standards
* Ensure adherence to WSP H&S procedures for site work; negotiate Heads of Terms for land or rights
* Stakeholder liaison with landowners, land agents, legal representatives, planning authorities, contractors and clients
* Collaborate with Land team and cross-discipline teams; mentor and develop junior professionals
* Support business development and contribute to strategy; UK travel
Land Consultant
* Land referencing activities: online land registry searches, desktop research, questionnaire analysis, archival investigations
* Engage with landowners to confirm land details, access for surveys, and consultation notes
* Coordinate with land agents, auctioneers, legal representatives, planning authorities and clients
* Adhere to H&S procedures; prepare orders and statutory processes to acquire land and rights; negotiate wayleaves and terms
* Work with Land team and other WSP disciplines; manage junior team members
* UK travel
Qualifications & Attributes
* Degree or equivalent in Geography, Land and Estate Management, Agriculture or related discipline
* Experience delivering land referencing, land access and landowner engagement on infrastructure projects
* Experience negotiating with landowners and knowledge of acquiring wayleaves/easements/servitudes
* Experience with multi-disciplinary teams; proven ability to reduce land risk for clients
* Knowledge of Orders and consents and relevant legislation; strong interpersonal and negotiation skills
* Understanding of rural environment and farming practices desirable
* Full driving licence essential
* Membership of a professional body advantageous
