You’ll take day-to-day ownership of a diverse commercial property portfolio, acting as the key link between Asset Managers, Property & Facilities Management, and Operational Finance. Your role will be crucial in optimising cash flow, driving operational excellence, and ensuring a first-class tenant experience.</p><p>This is an opportunity to join a fast-paced, entrepreneurial environment where your ability to manage detail while keeping sight of strategic goals will be highly valued.</p><h3>Key Responsibilities</h3><h3>Portfolio & Tenant Management</h3><ul><li>Take full ownership of your allocated portfolio, ensuring all properties are maintained to a high, market-ready standard.</li><li>Act as the primary contact for all landlord and tenant matters, including statutory notices, lease compliance, and general queries.</li><li>Lead the response to tenant applications, identifying potential value-add opportunities in collaboration with Asset Managers.</li><li>Support leasing activity including viewings, ensuring the presentation of assets aligns with marketing and business goals.</li></ul><h3>Reporting & Collaboration</h3><ul><li>Work closely with Asset Managers to provide regular performance updates and contribute to business plans.</li><li>Liaise with Property Administrators to ensure all property data is accurate and up to date.</li><li>Collaborate with Finance to ensure timely invoicing and rent collection, and develop collection strategies for outstanding debts.</li></ul><h3>Financial & Service Charge Oversight</h3><ul><li>Lead the service charge budget process, ensuring transparency, value for money, and cost recovery.</li><li>Review supplier contracts regularly, identifying opportunities to reduce costs and improve efficiency.</li><li>Oversee service charge reconciliations and invoice approvals, maintaining compliance with KPIs and RICS standards.</li></ul><h3>Operations, Compliance & Sustainability</h3><ul><li>Coordinate with Facilities Managers to ensure compliance with Health & Safety and statutory obligations.</li><li>Manage insurance matters including renewals and claims with brokers.</li><li>Drive ESG initiatives by capturing tenant data and identifying areas for improvement across your portfolio.</li><li>Ensure utility metering across common and demised areas is accurate and technically sound.</li></ul><h3>Team Contribution & Leadership</h3><ul><li>Mentor junior team members and contribute to their development.</li><li>Share knowledge, problem-solve collaboratively, and contribute to the wider success of the team.</li></ul><h3>What You’ll Bring</h3><ul><li>Desirable RICS-qualified</li><li>5+ Years of Property Management experience (excluding residential)</li><li>Strong track record in commercial property management across office, retail, or mixed-use assets - retail advantageous</li><li>Deep understanding of lease obligations, landlord/tenant responsibilities, and service charge administration</li><li>Experience in supplier procurement, service charge budgeting, and delivering value for money</li><li>Financially literate, with the ability to understand and support reporting on budgets and asset performance</li><li>Comfortable navigating health & safety and statutory compliance across multi-site portfolios</li><li>Confident communicator, capable of building strong relationships with tenants, internal teams, and senior stakeholders</li><li>Highly organised, proactive, and adaptable to change in a fast-paced environment</li><li>Experience with property management software (desirable)</li></ul><h3>Benefits</h3><ul><li>Highly competitive salary DOE</li><li>Discretionary bonus scheme</li><li>25 days holiday per year plus bank holidays</li><li>Office closure over festive season</li><li>Additional holiday with service</li><li>Private Medical Insurance (medical history disregarded)</li><li>Healthcare Cash Plan</li><li>5% Company pension contribution</li><li>3x Life Assurance</li><li>Cycle to work scheme</li><li>Employee Assistance Programme</li></ul></div>
