Building Services Manager – Major Projects (National Contractor)
A leading UK contractor is seeking an experienced Building Services Manager with strong commissioning expertise to oversee MEP delivery on complex, highly serviced projects. The role centres on full ownership of commissioning management and system handover, ensuring all building services are operational, compliant and delivered to the highest technical standards.
Role Overview
You will be a key member of the project team, taking responsibility for commissioning from early construction stages through to final client handover. The position involves coordinating all ME&PH commissioning activities, ensuring compliance with CIBSE Code M, and integrating building services seamlessly with the wider construction programme. The role requires confident technical leadership, proactive issue‑resolution and the ability to maintain programme certainty on challenging schemes.
Key Responsibilities
* Lead the commissioning programme, ensuring all systems are tested, validated and signed off in line with contractual and programme requirements.
* Chair and contribute to regular commissioning meetings, driving progress and resolving technical issues.
* Review subcontractor commissioning plans, drawings and technical submissions for compliance and buildability.
* Coordinate ME&PH commissioning with other trades to ensure seamless integration and avoid delays.
* Oversee installation quality and ensure compliance with legislation, codes of practice and relevant guidance (including BREEAM, CIBSE and BSRIA).
* Support the production of handover documentation and ensure systems are delivered ready for occupation.
Candidate Profile
* Proven commissioning management experience on complex, highly serviced projects, including controlled environments.
* Strong technical understanding of MEP systems and process engineering.
* HNC, degree or equivalent qualification in Building Services or a related discipline.
* Competent with 3D modelling tools and familiar with off‑site manufacturing approaches.
* Experienced in using 4Projects or similar Common Data Environments.
