* Duration: Permanent
* Location: This role can be based at either London Waterloo or The Quadrant:MK, with consideration for other NR locations. Full-time, flexible working patterns considered.
* Band & Salary: 3C £55,596 - £63,797 (Subject to experience)

Property is central to Network Rail's ambition: "to provide a safe, reliable and efficient railway fit for the 21st century." Our portfolio includes project support, workspaces, town planning, land strategy, and commercial income generation through retail, business space, and developments with partners.
This is an exciting opportunity to play a key role within the Property Finance team, supporting a new property developments joint venture and overseeing management accounting for Property Sales & Developments.
Who are we looking for?
The Senior Finance Business Partner is a vital role within the Property finance team. This position offers a chance to shape finance support for the new venture and manage financial operations related to property sales and developments.
What does the average day look like?
You will consolidate and review financial results and forecasts, provide technical advice, ensure compliance with accounting standards, oversee accounts and analyses, and prepare business plans and budgets. You will also evaluate cost and income drivers, influence stakeholders, manage budgets, champion cost-saving initiatives, and collaborate with senior leaders on strategic opportunities.
Essential Criteria
* Membership (or working towards) of a relevant accounting body (CIMA/ACCA/ICAEW) or equivalent experience.
* Excellent stakeholder engagement and communication skills across all levels, including customers, third-party representatives, and business leaders.
* Relevant experience in complex financial environments, managing risks, financial control, and forward planning.
* Proven ability in budget management, governance, and understanding of commercial and financial landscapes.
* Experience managing ambiguity and making informed decisions.
* Strong technical financial and accounting knowledge applicable in a complex, commercial setting.
* Degree-level education in a relevant discipline or demonstrable equivalent experience.
