Your new company is a reputable and thriving building services engineering contractor, headquartered in Northern Ireland. They are looking for a Pre-Construction Manager to join their team. Your new role includes:
1. Reviewing contract documents post-award (Employer's requirements, Tender RFIs, Construction programs, Tender returns, qualifications).
2. Collaborating with estimating to ensure all relevant information is included in tender handover files.
3. Identifying items needing design development (e.g., VE).
4. Setting up trackers and timelines with the client, design, and commercial teams, ensuring early closure and proper documentation.
5. Engaging with the client from tender acceptance as the primary contact during the pre-construction phase.
6. Assisting the commercial team in finalizing contracts early and reporting progress to the Head of Pre-Construction.
7. Attending design meetings to monitor progress, identify issues, and assist in resolving them to avoid delays.
8. Identifying elements suitable for offsite fabrication and coordinating with internal teams for feasibility within timelines and budgets.
9. Providing regular updates to the operations manager on design and contractual progress.
10. Providing internal and external reports on design progress, risks, delays, and contractual issues.
11. Assisting in appointing specialist subcontractors, ensuring they understand responsibilities and scope of works.
12. Reviewing subcontractor design proposals and closing out VE options or elements needing design development.
13. Ensuring M&E design compliance with ERs and tracking changes for client sign-off.
14. Supporting the estimating team in promoting preconstruction capabilities and negotiating major projects, including pre-tender meetings.
What you'll need to succeed:
* Minimum 5 GCSEs, including English & Maths.
* In-depth knowledge of mechanical and electrical systems (HVAC, plumbing, lighting, power distribution).
* At least 3 years in a similar MEP role (Project Manager / Contracts Manager).
* Proficiency in Microsoft Office Suite.
* Excellent organization and planning skills, with the ability to meet deadlines.
* Effective time management and problem-solving skills.
* Attention to detail and ability to work well with management and staff at all levels.
* Goal-oriented, organized team player.
