Join our team as a Senior Manager - Capital Markets to drive the implementation of innovative strategies for identifying and acquiring projects aligned with our investment goals in the UKI and EMEA regions. Your efforts will be vital in enhancing profitability by securing competitive capital sources for real estate development, acquisitions, and disposals.
You will oversee all capital markets activities, including property sourcing, underwriting, transaction due diligence, management, and deal structuring; building strong relationships with key capital sources. Your expertise in real estate capital markets within the logistics sector will be instrumental in maximizing income and supporting our growth objectives.

Key Accountabilities
1. Develop and maintain ongoing relationships with various providers and key market players.
2. Collaborate with internal and external stakeholders globally to provide input on land or property searches for acquisition, development, or disposal from a capital markets perspective.
3. Assist in preparing cost/lease rate proposals for DHL's Real Estate Solutions projects.
4. Review project budgets and maintain financial models to validate underwriting and satisfy investor reporting requirements.
5. Conduct transaction due diligence and manage transactions.
6. Arrange project financial structuring through proposals, drafting, and negotiations of financial agreements.
7. Work with key contacts and local teams to underwrite financial terms of property transactions.
8. Negotiate contracts and agreements necessary for capital transactions, emphasizing risk mitigation.
9. Provide timely real estate development solutions to enhance competitiveness and profitability.
10. Safeguard DHL's interests in dealings with investors, consultants, and due diligence providers.
11. Monitor macro and microeconomic trends and forecast their impact on capital markets.
12. Analyze past and forecast future trends in regional real estate markets.
13. Assist in preparing BCAs and facilitate their approval.
14. Challenge regional developers' underwriting theories and project assumptions.
15. Lead decisions on the commercial viability of projects and regions.
Candidate Profile
The ideal candidate will have a deep understanding of capital markets with a proven track record of investment transactions in the UKI and EMEA, along with comprehensive knowledge of industrial real estate. Strong Excel skills are essential, and proficiency in multiple languages would be beneficial.
