Overview
Building Service Engineer – Job purpose: We are looking for an experienced Multi Skilled Engineer with a HVAC and mechanical or electrical bias to provide and maintain a high level of building maintenance support to our client. You will be part of a team of multi-skilled technical support staff that ensure the service provided meets contractual requirements and complies with relevant regulations and laws, while supporting other service streams on the contract as needed to maintain service delivery and quality of service.
You will assist in supervising contractors and sub-contractors and ensure compliance with statutory obligations. A flexible approach to work and working hours is required, with a pro-active and positive attitude. You should be able to prioritise your own workload while assisting other engineers/staff and be aware of the business continuity plan for the part of the business you work in. You should have strong knowledge to undertake maintenance, reactive and chargeable works / installation requirements as required, in line with the contract. You will be responsible to ensure all electrical and mechanical aspects of the site perform safely, effectively and efficiently.
All assets should be maintained in accordance with O&M Manuals, and in compliance with Health & Safety legislation and Company Policy (fire regulations, COSHH, safe working practices, PPE, etc). You will ensure building fabric elements are functional within design parameters and carry out reactive repairs within agreed times. Reactive calls should be closed out in line with contractual time scales, with compliance documentation and auditing maintained. You will anticipate, diagnose and repair faults and keep accurate records on worksheets and computer-based systems. You may also undertake ad-hoc duties as directed. Equipment and plant/rooms/services should be kept clean, safe and secure. A time-served apprenticeship with a relevant qualification is preferred. A commitment to excellent customer service is essential. A good understanding of current Health & Safety legislation and building statutory compliance is required. You must be able to carry tools and equipment by hand up to 20kg, ascend/descend vertical access equipment, work at heights, join a call out rota, and hold a full UK driving license.
Job objectives and responsibilities
* To ensure the company Health and Safety policy is adhered to, along with relevant company policies and procedures.
* To carry out Planned Maintenance and reactive tasks for all mechanical and electrical engineering and fabric-related tasks on the Contract, and undertake engineering and fabric reactive duties as required, ensuring daily, weekly, monthly, quarterly, 6-monthly and annual checks are completed as per KPI’s and SLA’s.
* Support the whole contract team during normal working hours and outside of normal hours as required.
* Assist to carry out all repair tasks as dictated by Facilities team.
* Attend call outs/breakdowns, carry out fault diagnosis, repair or advise as required to support the On-Call Engineer.
* Be available to carry out necessary works outside normal hours with additional remuneration.
* Advise Client of additional works and compile estimates through the correct quoting process. Identify opportunities for additional chargeable / project works and implement them with appropriate authorisation.
* Procure materials and equipment to carry out works, perform basic appliance failure investigations, source and order parts with Manager authorisation.
* Carry out porterage duties when required.
* Carry out plumbing tasks such as repairing, unblocking and treating toilets/showers/sinks, etc.
* Installation of TV and other related IT equipment as required.
* Schedule workload to ensure all works are completed on time and in line with KPIs, or extend jobs as required following correct procedures.
* When required, manage, review or plan works carried out by contractors to ensure QSHE standards are met and complied with; undertake monitoring as necessary.
* Attend training to carry out duties to the best of your ability and undertake other training to benefit the contract and upskill yourself.
* Report any apparent deficiencies in systems of work or equipment that may risk service delivery, health and safety, or the environment.
Qualification, knowledge, skills & experience
* Ability to develop excellent working relationships with internal and external stakeholders and the on-site team, and communicate at all levels.
* Trade qualification such as apprenticeship in HVAC/mechanical/electrical level 3 or equivalent.
* Flexible and adaptable, solution-focused as workload dictates.
* Effective, respectful and positive communication with stakeholders.
* Excellent time management to set priorities and meet deadlines.
* Ability to multitask and adapt to changing priorities to meet KPIs.
* Windows-based programs (Microsoft Office, Excel, Word, PowerPoint, Adobe).
* Strong interpersonal skills, both written and verbal.
* Professional Certificate in Health and Safety (ISOH or NEBOSH) is desirable (training may be provided).
* Literacy and numerical skills; well-organised with good time management.
* Trade qualification.
Experience Required
* Proven background in a similar environment is essential.
* Knowledge of the FM Hard Services industry is advantageous.
* Experience in client interaction is advantageous.
* Experience with CAFM systems is advantageous.
* Microsoft Package experience.
* Trade qualifications are essential.
* Knowledge of statutory compliance within the industry is advantageous.
