On behalf of our client, a well-established and successful construction business delivering new-build housing, commercial developments and refurbishment projects, we are recruiting for an experienced Estimator to join their team in Inverness.

Role Overview
The Estimator will be responsible for preparing accurate and competitive cost estimates for a range of construction projects, including residential developments, refurbishments, and commercial works. You will play a key role in the pre-construction phase, supporting tender submissions and ensuring projects are commercially viable while upholding the company's commitment to quality, safety, and timely delivery.
Key Responsibilities
* Cost Estimation & Tendering
o Prepare detailed cost estimates from drawings, specifications, and client briefs
o Conduct material take-offs and quantify labour, plant, and subcontract requirements
o Produce tender documentation and pricing schedules
o Analyse and evaluate tender returns from subcontractors and suppliers
o Identify risks, opportunities, and value engineering options
* Pre-Construction Support
o Collaborate with design, planning, and project teams during the bid stage
o Attend site visits and pre-tender meetings
o Support bid submissions for new‑build, refurbishment, and housing projects
o Assist in developing project programmes and cost plans
* Commercial & Financial Control
o Ensure estimates align with project budgets and company margins
o Monitor market rates, supply chain pricing, and cost trends
o Maintain accurate records of estimates and tender outcomes
o Provide handover information to commercial and delivery teams
* Stakeholder Management
o Liaise with clients, consultants, subcontractors, and suppliers
o Work closely with internal teams, including site management and commercial departments
o Build and maintain strong relationships within the supply chain
Key Requirements
* Experience
o Proven experience as an Estimator in the construction industry
o Experience in residential, social housing, or commercial projects preferred
o Strong understanding of construction methods and building regulations
o Experience working for a main contractor or design & build company
* Skills & Knowledge
o Excellent numerical and analytical skills
o Strong knowledge of estimating software and Excel
o Ability to interpret technical drawings and specifications
o Good understanding of HSEQ and compliance requirements
o Strong organisational and time management skills
* Qualifications
o Degree or HNC/HND in Construction Management, Quantity Surveying, or a related field (preferred)
o Relevant professional membership (e.g. CIOB/RICS) desirable

o Detail-oriented with a high level of accuracy
o Commercially aware with strong problem‑solving ability
o Proactive and able to work independently or as part of a team
o Strong communication and negotiation skills
