Purpose of the Role
To deliver high-quality surveying services across the housing stock, ensuring the effective diagnosis, specification, and management of repairs and maintenance works. The role will focus on voids, disrepairs, minor works, and complaint investigations, ensuring compliance with health and safety standards, value for money, and customer satisfaction.
3 Month Contract With A Local Authority
Key Responsibilities
* Undertake property inspections for voids, disrepair cases, minor works, and complaints, producing detailed reports and work specifications.
* Prepare schedules of work using Schedule of Rates (SOR) and ensure accurate costing of repairs and maintenance.
* Ensure timely and effective management of void properties, enabling prompt re-letting to minimise rental loss.
* Investigate and respond to complaints relating to maintenance issues, liaising with tenants, contractors, and internal teams as necessary.
* Oversee works on site, ensuring quality standards, adherence to specifications, and compliance with health and safety requirements.
* Identify the presence and potential risk of asbestos, taking appropriate action in line with asbestos management procedures and legislation.
* Manage contractor performance, undertake pre- and post-inspections, and ensure compliance with SLAs and KPIs.
* Provide technical advice and support to colleagues, residents, and contractors on building maintenance and repair issues.
* Maintain accurate records and update asset management and housing systems as required.
Requirements
* Proven experience in a similar surveying role within social housing, local authority, or a comparable environment.
* Strong experience in managing void inspections, disrepair cases, minor works, and maintenance-related complaints.
* Working knowledge of Schedule of Rates (SOR) codes and ability to prepare accurate work specifications and costings.
* Asbestos awareness and understanding of relevant legislation and best practice in asbestos management.
* Good knowledge of building construction, repair techniques, and health and safety regulations.
* Ability to manage workloads effectively, prioritise tasks, and meet deadlines.
* Strong communication and interpersonal skills with the ability to engage with tenants, contractors, and stakeholders.
* IT literate, with experience using housing or asset management systems and mobile surveying tools.
