Job Description Summary
JOB TITLE: Development Manager - Lloyds Living
SALARY: £70,929 - £78,810 (Outside London) £81,999 - £91,110 (Inside London)
LOCATIONS: Bristol or London
HOURS: Full Time
WORKING PATTERN: Hybrid, 40% (or two days) in an office site.
We’re supporting the Group’s Strategy of ‘Helping Britain Prosper’ through the provisions of quality homes.
Lloyds Living is an exciting, growing standalone company, part of Lloyds Banking Group, which focuses solely on the private rental market. The move builds on the Group’s existing support for the housing market as one of the biggest mortgage lenders to first-time buyers, home movers and private landlords. Since 2018, Lloyds Banking Group has provided almost £40bn of mortgages in the UK, and helped one in four first time buyers to get onto the housing ladder.
The intention is to work with leading house builders, and other participants, through strategic partnerships to identify sites and support the building of additional housing, with Lloyds Living buying the rental element of these new developments. The properties then being let to customers. As well as ensuring continued support for the house building sector this will also help to address the continued increase in demand for rental properties at the same time. The properties, which will be incremental stock to the UK, will provide modern, good quality homes to meet the demands of a growing rental market, and they will be within easy reach of local transport, amenities and leisure facilities
We are seeking a Development Manager based in the South of England to work alongside and report to the Development Director. The successful candidate will be responsible for the successful delivery of new privately rented homes for Lloyds Living, ensuring compliance with the latest Building Regulations and Terms of Contract. The role involves maintaining high standards of quality, programme management and cost discipline, with a focus on customer satisfaction.
Job Description
The candidate will be required to:
* Lead and manage a range of projects, ensuring compliance with contract terms.
* Manage appointed consultants and developer partners, reporting progress to Lloyds Living stakeholders.
* Manage project costs rigorously and ensure accurate expenditure recording.
* Provide monthly project updates and ensure timely and accurate information provision.
* Maintain strong relationships with developers and supply chain partners.
* Promote and act in accordance with Group values, policies, and procedures.
* Represent Lloyds Living at project meetings.
* Build strong relationships with the Development Director, Investment Team, Finance Team, and Operations Team.
Key aspects of the role included the following:
Transaction Stage:
* Support site feasibility analysis and project strategy development.
* Lead technical due diligence and design reviews for new opportunities.
* Review and comment on developer proposals, ensuring adherence to compliance & quality standards and inclusion of all Lloyds Living key deliverables.
* Assist the Investment Team & third party consultants with negotiations of build and development agreements.
Development Stage:
* Serve as the link between Commercial and Operations teams for project delivery.
* Report program updates, financial updates, and health & safety matters to the Development Director.
* Ensure projects are delivered to agreed time, cost, and quality parameters.
* Manage change requests and ensure projects are delivered to budget.
* Undertake regular site visits and report on project progress.
* Coordinate handovers and prepare occupation strategies with the Operations team and developers.
Operational Phase:
* Maintain responsibility for development-related issues during the defect liability period.
* Liaise with the Operations Team on defect reporting and rectification.
* Review defects across the portfolio and capture lessons learned.
* Collaborate with the Operations and Asset Management team to create Opex and Capex plans.
