Basic Salary: Up to £27000Basic (depending on experience)

A very wellestablished highly reviewed and corporate estate agency issearching for a talented Portfolio Manager
TheProperty Portfolio Manager will provide a high level of customerservice building relationships with clients tenants contractors andlandlords.
They be responsible for regularcontact with clients throughout the term of the tenancy. Workingwithin the legal requirements deal with all inspections andcheckouts ensuring satisfaction for both tenant andlandlord.
Duties andResponsibilities:
* Liaise on a daytoday basis with existing and newcustomers and satisfy customer requirements.
* Organise and carry out all internal property inspectionswithin timescale required by line manager.
* Produce and send landlord reports on inspections within 3days of inspection.
* Organise inventories to beready a minimum of 24 hours before movein; ensure all pages signedand any amendments returned by tenants within a 7daytimeframe.
* Advise maintenance of any issuesraised on amendments to landlords as soon as possible.
* Follow checkout procedures and conduct and ensurecompletion of efficient checkouts prior to the property beingvacated.
* Develop relationships withcontractors and ensure all have a signed Contractor relationshippolicy document and have appropriate insurance.
* Organise estimates repairs and maintenance as and whenrequired updating line manager of any areas of concernimmediately.
* Build and maintain strongrelationships with clients tenants and contractors and providefeedback to all parties on a regular basis.
* Complete works orders authorise the works and followthrough to completion.
* Organise gas safetymaintenance files for all managed properties ensuring Certificatesare renewed on time and logged on the Company’s internalsystems.
* Manage and maintain dailyadministrative systems and procedures.
* Provideclients and tenants with contact point for emergency cover and keepupdated.
* Ensure all administration and adminrecords are completed and maintained to a highly professionalstandard.
* Administer all responsibilities inthe most costeffective way and always operate within approvedbudgets and Company policies.
* Authorise andpost invoices from contractors onto software system forpayment.
* Undertake any ad hoc request asprovided by senior management.

Training &Qualifications
* 5GCSEs at grade 4 or above (C requivalent)
* Hunters Academy Training endorsedby Propertymark (ARLA and NAEA) will be provided
