About the Company My client are a leading principal contractor and project delivery partner, working across the social housing, public sector, and commercial markets. Their expertise spans complex refurbishment works, compliance-led upgrades, and fire protection solutions. With a strong presence across London and the Southeast, they partner with housing associations, local authorities, and property management firms to improve living standards and ensure regulatory compliance. They specialise in the delivery of: * Passive fire protection upgrades and compartmentation works * Fire door installation and remedials * Internal refurbishment and compliance works within occupied properties * Large-scale planned maintenance and retrofit programmes The Role We are currently seeking an experienced Passive Fire Project Manager to lead the delivery of a major social housing refurbishment programme, focused specifically on passive fire safety compliance. You will be responsible for managing multiple live sites, ensuring the works meet current fire safety regulations, quality standards, and client expectations. Key Responsibilities: * Oversee end-to-end delivery of passive fire protection works, including compartmentation, fire stopping, fire door installation, and structural fire protection. * Manage site teams, subcontractors, and suppliers to ensure projects are delivered on time, within budget, and to specification. * Ensure all works comply with relevant fire safety regulations (e.g. BS 9999, BS 476, and manufacturer specifications). * Liaise closely with clients, residents, and stakeholders to provide clear communication and minimal disruption during works in occupied buildings. * Carry out regular quality checks, fire stopping inspections, and ensure accurate record-keeping through digital reporting systems. * Prepare RAMS, manage H&S compliance, and ensure best practice is followed across all sites. Requirements: * Proven experience in delivering passive fire protection or fire safety works within social housing or public sector environments. * Strong knowledge of current building regulations, passive fire products, and compartmentation best practices. * Understandng of FIRAS, BM Trada, or equivalent fire safety accreditations. * Excellent project management, communication, and leadership skills. * SMSTS, CSCS, and First Aid qualifications (desirable).
