The Senior Building Surveyor will report into the Head of Property Development and Technical Services & and will be responsible for managing the condition of the estate and the statutory requirements to keep the estate in a great condition. They will manage a team of Surveyors who will deliver projects up to the value of £1m and will prioritise the workload to meet the customers needs planning for peak periods,
Responsibilities
* Develop the team and manage the day to day workloads allocating projects effectively and personally delivering minor works projects, Mentoring individuals through their APC.
* Manage issues relating to asbestos, passive fire precautions and building fabric to ensure legal compliance.
* Carry out surveys and provide expert advise and guidance to legal and solicitors and external agents working on behalf of the University.
* Responsible for fall protection system, work with colleagues to manage safe access onto roofs.
* As a team, manage the building assets, keeping drawings, manuals, log books and BIM data up to date.
* Manage defects on new builds but also carry out defect analysis on all University Buildings
* Create condition reports and programmes for building and fabric maintenance, supporting the Group and subsidiaries with their 5 year rolling maintenance programmes.
* Manage budgets effectively to ensure maintenance backlogs are effectively managed.
* Review maintenance issues and devise plans for continuous improvement and lead on reviewing contractor support.
* Comply with all building H&S procedures, inductions and processes. Provide guidance to the team on CDM applicable works and ensure compliance with the O&M Teams.
* Review contractors to ensure SLA's are being adhered to and KPI's met.
* Regularly review and develop business cases for in house or outsourced services.
