This is not a traditional 'maintenance' role. It is a strategic, high-impact position responsible for protecting, elevating, and future-proofing a multi-site estate within one of London’s most respected boutique fitness environments. The successful candidate will combine technical excellence with commercial awareness, ensuring every studio operates to the highest standards - visually, operationally, and compliantly. Reporting into senior leadership, the Facilities Manager will oversee planned and reactive maintenance, capital projects, compliance, contractor management, and cost control, ensuring that every site delivers a first-class member experience while safeguarding the business’s long-term assets. Salary: £50,000 Working Hours: 40 hours p/w (minimum) Leave: 25 Days per annum (plus bank holidays). Reporting to: • Head of Operations The Role 1. Facilities Management & Operational Excellence Develop and oversee a comprehensive planned and reactive maintenance programme across all locations. Lead contractor and supplier relationships, ensuring safe, efficient, and cost-effective service delivery. Establish and track facilities KPIs, including response times, cost efficiency, and preventative maintenance ratios. Ensure all sites consistently meet premium standards for condition, compliance, and functionality. Maintain oversight of all studio repair and maintenance functions, ensuring seamless daily operations. 2. Capital Projects & Development Support new site openings, refurbishments, and facility upgrades from concept through to completion. Contribute to CAPEX planning, forecasting, and investment prioritisation. Provide technical insight on layouts, mechanical systems, and infrastructure improvements. Maintain robust documentation across property projects, warranties, and compliance certifications. Liaise with landlords, agents, and local authorities to ensure smooth project delivery and regulatory compliance. 3. Financial & Risk Management Build and manage annual facilities and CAPEX budgets with strong financial discipline. Deliver measurable cost efficiencies through negotiation, preventative planning, and supplier optimisation. Maintain visibility across facilities-related risks and implement proactive mitigation strategies. Balance short-term operational needs with long-term asset protection and growth strategy. 4. Strategic & Brand Environment Development Contribute to the evolution of studio environments, ensuring design and specification reflect premium positioning. Recommend improvements across lighting, signage, layout, and customer flow to elevate usability and visual impact. Advise on sustainability, energy efficiency, and environmentally responsible development opportunities. Ensure all facilities investments align with long-term brand standards and growth ambitions. 5. Leadership & Collaboration Lead and develop the facilities function to ensure alignment between reactive maintenance and capital works. Foster strong cross-functional collaboration with operations, studio teams, and external partners. Create clear processes and accountability structures across all maintenance activities. Act as a trusted operational partner to senior leadership. Must-Have Experience: Proven multi-site facilities or estates leadership experience within fitness, leisure, retail, or hospitality. Strong technical understanding of building compliance, maintenance systems, and construction project management. Demonstrated experience managing contractors, suppliers, and external consultants. Financial literacy with experience managing both OPEX and CAPEX budgets. Experience supporting refurbishments, new site openings, or property development projects.
