The Gate pub is situated in the affluent hamlet of Ratcliffe Culey in the county of Leicestershire near the county border of Warwickshire. Local amenities include a traditional post office, church and caravan parks. A lifestyle community with beautiful countryside and rolling hills. The pub is situated on the main road with easy access to the A5 (Tamworth), Atherstone to Hinckley, and the M42.

The private accommodation, located on the first floor, consists of three bedrooms, a lounge, a family bathroom and a kitchen.
Trading Style
The Gate trades as 60% drinks-focused and 40% food sales, with the opportunity to develop the food offering to become the go-to destination for food pub with alfresco dining and premium drinks. The pub is well supported by the local community, walkers, ramblers and visitors to the area. Locally sourced produce would be well received with weekend specials to ensure a quality offer.
Layout & Facilities
On entering the premises, you are greeted by a large bar servery for all main trading areas. To the left of the bar is access to the large beer garden and the well-equipped catering kitchen. To the right of the bar is access to ladies and gentlemen's toilets. The main trading area is recently decorated and fully furnished with a mix of fixed and loose seating, featuring an open fire for a welcoming ambience. The pub can cater for fifty plus covers. Externally the beer garden is partially lawned and partially patioed with a covered area for year-round use and a white picket fence surrounding. A car park is located at the side of the garden with parking for up to sixteen vehicles and on-street parking available.
Financial
Annual Rent: £15,000. Security Deposit: £5,000 or the equivalent of three months' rent, whichever is greater. Working Capital: £5,000. Stock: £3,000. Business Rates: £Nil (Zero Rates payable based on April 2023 rating list with small business relief and occupying one property for commercial purposes).

Fixtures, Fittings & Tie
Fixtures and fittings to be confirmed upon valuation; funding options may be available for the right licensee. Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, there are free-of-tie options for certain drinks categories in exchange for an annual fee. If the tie is reduced, the effective rent via Tie Release Fees will increase.
Training & Fees
Training: £350. Before signing a long-term agreement, you will be required to attend the 7 Steps to Sales Success training programme (online over two days), covering marketing and business strategies to grow sales. Service Charge Cost: £63.33 per week via the Admiral Taverns Premium Maintenance Package, providing compliance support and access to e-learning for you and your staff.
