Cobalt is working with a leading real estate investor, developer and operator to appoint a Senior Project Manager to lead the delivery of complex hotel-led developments across London and the UK.
Our client is a privately owned real estate business with a strong track record of delivering high-quality hotels, student accommodation and mixed-use schemes. Operating as a fully integrated platform, they manage projects from acquisition through to handover and operation, with a reputation for quality, design excellence and long-term value creation.
The role
This is a senior, delivery-focused project management role, responsible for taking major schemes through procurement, construction and handover. The successful candidate will act as the day-to-day lead on site and with the wider professional team, ensuring projects are delivered safely, on programme, within budget and to a high operational standard.
You will work closely with internal development, commercial and operational teams, as well as external consultants and contractors, and will play a key role in managing risk, programme and quality across multiple workstreams.
Key responsibilities include:
* Leading the delivery of large-scale hotel and living sector projects from pre-construction through to practical completion and handover.
* Managing main contractors and professional teams to ensure contractual, programme and quality obligations are met.
* Overseeing construction programmes, reporting progress and risks to senior stakeholders.
* Managing change control, cost reporting and coordination with commercial teams.
* Ensuring compliance with statutory requirements, planning conditions and funder obligations.
* Driving high standards of health, safety and build quality on site.
* Coordinating handover to operations teams, including defect management and close-out documentation.
Skills and experience required
* Proven experience delivering complex construction projects in a project management or senior project delivery role.
* Hotel project experience is highly desirable, particularly through construction and operational handover.
* Strong understanding of contractor procurement, contract administration and site delivery.
* Working knowledge of UK planning, building regulations and construction best practice.
* Experience managing programmes, budgets and risk on multi-million-pound schemes.
* Confident communicator, able to lead multidisciplinary teams and engage senior stakeholders.
