Job Description:· To regularly check the buildings and grounds and to advise the Proprietor/Management of any repair work that may be required.· To undertake any such repair work as directed by the Proprietor/Management, where safe and practical to do so, and with due regard to Health & Safety rules.· To undertake simple repairs and decoration to plant installations, rooms and equipment as directed by the Proprietor/Management, where safe and practical to do so and with due regard to Health & Safety rules.· To ensure the safe and secure storage of all hazardous materials, including paints, creosote, drain cleaners, in accordance with the requirements of the C.O.S.H.H. Regulations (latest revision). To maintain an up-to-date file of C.O.S.H.H. Data Sheets for these hazardous substances.· To complete legionnaires testing as per guidelines and manual.· To ensure fire alarm testing and maintenance is maintained with current guidelines.· To ensure the grounds of the property are kept tidy, litter free and presentable.· To ensure all structural issues are reported to management straight away.· To ensure all tools, sheds, garages are maintained and not a fire risk.· To follow all risk assessments in relation to working at heights, COSHH and use of power tools.· To ensure gardens are maintained and look presentable.· To ensure internal system is kept updated with the maintenance log for staff and management.· To be respectful and considerate to residents whilst working on site or in rooms.· To ensure that all rooms are checked on a regular basis and are of a suitable condition.· To keep accurate documentation of all internal checks for building maintenance.Essential Job Requirements· Must hold a clean UK driver’s license and have access to own vehicle· You will be required to be on-call in the event of an emergency.· Working hours will be Monday to Friday 8-4 but will sometimes berequired to work evenings or weekends within the 40-hour contract.· Understanding of building maintenance and decorating is required.*Experience** Proven experience in maintenance roles, with a strong emphasis on electrical experience and mechanical knowledge.* Familiarity with programmable logic controllers and the ability to read schematics is essential.* Previous supervisory experience is advantageous, as well as a background in customer service.* If you are passionate about maintenance work and possess the necessary skills to excel in this role, we encourage you to apply.
