Contract Project Manager – Luxury Residential & Infrastructure Development (Inside IR35)
Location: Perthshire (Fully Site-Based, accommodation available)
Day Rate: £500 per day (Inside IR35)
Contract: Long-term assignment, minimum 5 years
Working Pattern: 5 days per week on site
A leading global construction and property consultancy is seeking an experienced Project Manager for a long-term contract role supporting a major private estate development in Perthshire. This is a rare opportunity to work on a multi-year programme delivering luxury residential properties and significant new infrastructure within a prestigious rural estate. Accommodation can be provided during the working week if required.
Please note: Candidates from IT, Finance, Marketing or unrelated sectors will not be considered. Construction experience and proven contract administration (JCT or NEC) are essential.
Role Overview
As a site-based Project Manager, you will take responsibility for day-to-day delivery across allocated zones of the estate development. The project includes high-end residential units, new roads, utilities, groundworks and wider estate infrastructure.
You will be expected to:
* Lead and coordinate daily project delivery activities
* Manage contractors, subcontractors and design teams
* Oversee infrastructure works including roads, utilities and groundworks
* Administer JCT/NEC contracts and manage tender processes
* Maintain risk registers and manage change control
* Work closely with the on-site Client Lead and wider consultant team
* Respond to shifting priorities driven by plot sales and programme changes
* Uphold strict confidentiality and professionalism
* Report directly to the client while managing your own workstreams
Candidate Requirements
We are looking for a Project Manager with:
* Strong infrastructure experience (roads, utilities, groundworks)
* Demonstrable experience working with contractors and senior stakeholders
* Solid tendering and procurement experience (essential)
* A consultancy-style approach: diplomatic, personable and confident with a wide range of stakeholders, including UHNW clients
* Experience leading design teams and managing project controls
* An engineering or groundworks background (advantageous)
Additional Information
* Monday–Thursday: 8am–6pm
* Friday: Early afternoon finish
* Accommodation available during the week if required
