Block Property Manager
Location: On-site — London Waterloo
Salary: Circa £50,000 p/a DOE

Our client is a prominent and innovative group company based in London Waterloo, managing a portfolio of high-quality residential and commercial properties across the city. They are now seeking an experienced Block Property Manager to take ownership of the daily operations, compliance, and maintenance across their sites.
About the Role
In this role, you will ensure the buildings are safe, fully operational, and well-maintained while working closely with residents, tenants, contractors, and internal teams. The Block Property Manager will oversee the day-to-day running of the buildings, ensuring they meet all statutory compliance, safety, and maintenance standards.
Responsibilities
* Manage daily building operations, including maintenance, cleaning, and security services.
* Ensure full compliance with Health & Safety and Fire Safety regulations.
* Manage contracts, contractors, and suppliers to maintain high property standards.
* Prepare, monitor, and manage budgets and service charge accounts.
* Conduct regular inspections and promptly address maintenance issues.
* Respond to resident and tenant enquiries professionally and effectively.
* Maintain accurate records, building reports, and compliance documentation.
Qualifications
* Minimum 5 years’ experience in a similar Block / Property Management role.
* Relevant professional qualification (preferably RICS or equivalent).
Required Skills
* Strong knowledge of Health & Safety and Fire Safety legislation.
* Experience in service charge budgeting and financial management.
* Excellent communication, negotiation, and organisational skills.
* Ability to work independently, prioritise effectively, and manage multiple responsibilities.
