We are looking for an experienced and motivated Home Ownership Manager to lead our leasehold, shared ownership, private rented and property sales functions. This role offers the opportunity to shape services, drive performance and make a meaningful impact across a diverse mixed-tenure portfolio.
Worthing Homes is a forward-looking housing association dedicated to providing affordable, high-quality homes and services to our local communities. We're a small but dynamic organisation, managing 4,000 homes serving over 10,000 residents. Circa 500 properties make up our non social rental stock portfolio, which includes leaseholders, shared owners and intermediate rent tenants.

About The Role
As our Home Ownership Manager, you will deal with all aspects of our non social-rental stock. This includes delivering our leasehold and shared owner management services; ensuring compliance with legislation, effective major works consultation, accurate service charge setting and recovery, and strong financial control, including sinking funds. You will oversee complex disputes, complaints and legal proceedings while maximising income and maintaining excellent customer service.
You will manage all shared ownership sales activity, including new sales, re‑sales, staircasing and statutory schemes, while building strong relationships with managing agents and partners. You will also manage any property disposals and support our development team with acquisitions, ensuring that Worthing Homes best interests are served. Leading the team, you will use performance data and customer feedback to drive continuous improvement, delivering high satisfaction levels, and achievement of sales targets.
About You
We're seeking a candidate with strong working knowledge and experience of home ownership services, including staircasing, lease extensions, sales and acquisitions and Right to Acquire / Right to Buy (RTA/RTB) processes. A solid understanding of Section 20 consultation requirements, effective leaseholder engagement, and relevant housing and leasehold legislation is essential.
You’ll be an excellent communicator, both verbally and in writing, and be capable of handling challenging conversations and building strong relationships with leaseholders and internal teams. You should be comfortable working at pace, managing competing priorities, and meeting tight deadlines while remaining flexible to changing demands. A full UK driving licence is essential.
