Job Purpose

The Director of Global Properties supports field leadership to plan, direct, and ensure compliant best practices and cost-effective internal processes for acquisition, disposition, leasing, construction, and tenant improvements are followed. This role supports international operations in feasibility studies, due diligence, risk management and portfolio optimization. Additionally, this role oversees administrative and facility management functions that support GC office locations with occupancy and space planning, facilities management, reception, shipping, warehousing, travel and other services needed to effectively operate.

Key Responsibilities

1. Lead a global team that supports the execution of real estate, asset management, and Global Properties strategy for the World Vision Partnership. Support field and regional offices with their real estate portfolio for the end-to-end activities throughout; acquire, design, build, maintain/renovate, dispose/decommission, space leasing and capital expense management, either through the use of local suppliers or internal capabilities in design and construction. Maximize operational efficiencies through portfolio optimization focused on reducing costs.
2. Advise National Offices [NO’s], Regional Offices [RO’s], Support Offices [SO’s] and VisionFund Offices [VF] in construction and tenant improvement projects for owned and leased properties. Work closely with design and development teams, including architects and engineers, to create designs and site plans, entitlements, due diligence, risk/safety management. Direct personnel and 3rd parties on all new development projects. Collaborate with the supply chain for strategic sourcing of materials and services.
3. Lead the lease administration duties, including but not limited to monitoring all key lease terms, critical dates, renewals, negotiations of LOIs, leases and all other transactions for the global portfolio in collaboration with in-house counsel and insurance.
4. Oversee the planning, budgeting and forecasting of operational expenses of global centre locations. Monitor budget vs. actual reports to ensure wise stewardship.
5. Data quality assurance and analytics for use in asset management and project reporting to ensure data is accurate, timely, and complete in REAM (Real Estate Asset Management). Monitor KPIs to assess performance and identify opportunities for reducing expenses.
6. Provide leadership to Global Properties Regional Teams and work closely with P&C and stakeholders to establish and maintain WV’s “workplace of the future” vision and, strategy and drive implementation in alignment with business priorities, industry standards, best practices in accordance with applicable laws and regulations. Standards for post-pandemic return to office planning, occupancy planning & management, and space optimization.
7. Ensure delivery of critical day-to-day administrative and facility management services to all GC Offices. Facilities operations, managing budget, repairs, maintenance, vendors, contractors, security, and inspections.
8. Support RO’s, NO’s, and VFI with SOP’s, policies, guidelines and training programs in facilities' management operations and health/safety and security protocols as they are implemented globally.
9. Oversee planning, organizing, and managing administrative activities of the CS function, including proper training and development of staff
10. Manage the development of the REAM, REPM (Real Estate Project Management) and Power BI platforms, including business requirements, prioritizing resources, and planning effective rollout of new features. Liaise with IT and developers to ensure alignment of technical strategy, technical assurance, and integrations with other systems
11. Ensure people, systems, processes, procedures, and metrics are in place to meet both short and long-term objectives.
12. Support global Insurance and fleet with quality data in REAM on assets so they may procure insurance products to mitigate risk exposures globally.
13. Ensure policies, standards, best practices and branding guidelines are current and accessible.

15. Create and maintain a culture focused on continuous improvement, reviewing KPI’s and continually monitoring innovative processes and technologies.

Required knowledge, Skill and Experience:

16. University degree in business or related field (real estate, accounting, finance).
17. Requires 10+ years of relevant experience in corporate services and real estate-related functions.
18. Deep understanding of real estate fundamentals and workplace knowledge of leading practices and trends
19. Strong relationship builder and consensus-driver; demonstrated ability to successfully engage and influence senior leadership and stakeholders to drive decision making
20. Prior experience working with and leading global teams is preferred.
21. Strong financial and investment analysis and DCF (Discounted Cash Flow), NPV (Net Present Value), IRR (Internal Rate of Returns) modelling
22. Market analysis, owner / user decision analysis, contracts and negotiating.
23. Ability to manage competing priorities, complex transactions, & stakeholder environment
24. Strong people management skills, with an understanding of how to mentor and build talent within an organization
25. Excellent written and verbal communication skills and ability to engage at all levels within an international organization
26. Demonstrated knowledge of architectural design standards, architectural and engineering software programs, construction and building codes, regulatory planning and zoning codes.
27. Fluent in English (writing, speaking, reading).
28. Ability and willingness to travel up to 20% of the time both domestically and internationally.
29. Physically able to perform functions required of an office-based role, or ability to work from home requiring flexibility in working hours over a range of time zones, and to do so effectively.
30. Able to juggle multiple priorities.

Preferred Knowledge and/or other Qualifications/Certifications

31. MBA, MRED (Real Estate Development),
32. CCIM (Certified Commercial Investment Manager),
33. IREM (International Real Estate Management),
34. IFMA (International Facilities Management Association),
35. Lean Six Sigma Black Belt
36. Secondary language preferred but not required.

Compensation

For positions filled in the United States, the typical salary range for this role is $117,000 to $156,000 USD. Ranges are based on various factors, including the labor market, job type, job level, internal equity and budget. Exact salary offers will be determined by factors such as the candidate's skills, qualifications, experience and geographic location.
