Project Manager – Capital Works & Variations\n\nLocation: MoD Main Building, London\n\nJoin Skanska Building Services, where our in-house engineering experts deliver top-tier Mechanical and Electrical FM services — including capital works and lifecycle renewal projects — to clients operating in critical environments.\n\nWe are currently recruiting a Project Manager to lead and deliver contract variations, change requests, and capital works projects from inception through to completion. Based at the Ministry of Defence’s main headquarters in London, you’ll be part of a trusted and high-performing team delivering Hard FM services in a highly secure environment.\n\nWhat You’ll Do\n\n * \n\n Manage the full lifecycle of project delivery, including design management, estimating, procurement of materials and plant, resource planning, and implementation via direct labour or subcontractors.\n\n * \n\n Lead all stages of project meetings: requirement gathering, design reviews, pre-starts, progress updates, and final handovers.\n\n * \n\n Ensure all works are delivered on time, within budget, and to the required quality — including defect resolution and final approvals.\n\n * \n\n Act as Principal Contractor and/or Principal Designer in accordance with CDM 2015 regulations when authorised.\n\n * \n\n Ensure accurate and timely project documentation, including H&S files, O&M manuals, AutoCAD drawings, and statutory records.\n\n * \n\n Collaborate closely with Commercial and Contract teams to prepare quotations and manage performance in line with project KPIs.\n\n * \n\n Maintain full control of project documentation systems to enable effective invoicing, cost recovery, and reporting.\n\nWhat You’ll Bring\n\n * \n\n HNC or Degree (Building Services, Mechanical, or Electrical) with commercial experience managing multi-disciplinary construction or FM projects.\n\n * \n\n Strong working knowledge of CDM 2015 Regulations, including experience as Principal Contractor.\n\n * \n\n Health & Safety certification (IOSH Managing Safely or SMSTS).\n\n * \n\n CSCS card (or equivalent).\n\n * \n\n Proficiency in key software systems including MS Office, AutoCAD, MS Project, Visio, and FM/asset database tools.\n\n * \n\n Experience managing supply chain partners and subcontractors to deliver works safely, on time, and within budget.\n\n * \n\n Excellent record-keeping, project tracking, and reporting capabilities to ensure efficient invoicing and lifecycle cost management.\n\nSecurity Requirements\n\nDue to the nature of this role, candidates must meet the minimum national security clearance requirements and may be subject to enhanced vetting. Some projects and sites require UK residency.
