Commercial Property Solicitor Location: Guildford Department: Commercial Property Employment Type: Full-Time, Hybrid Overview An established and respected law firm is seeking a motivated Commercial Property Solicitor to join its successful and collaborative real estate team. The focus of this role is delivering exceptional client service through clear, expert advice on a range of commercial property and residential investment matters. You will be joining a supportive, proactive environment that values professional development, teamwork, and long-term client relationships. Key Responsibilities
* Provide legal advice, guidance and innovative solutions on commercial property and residential investment matters.
* Support the team in achieving fee targets by assisting a broad range of clients across the business.
* Work closely with clients, lenders, and other stakeholders to structure property transactions effectively.
* Draft, review and negotiate legal documentation.
* Identify legal risks and obstacles affecting transactions and guide clients on mitigation strategies.
* Stay updated on relevant real estate legislation, regulations, and market standards in the UK.
* Ensure compliance with regulatory obligations including AML and KYC requirements.
* Supervise junior team members as required.
* Maintain excellent file and case management standards.
* Demonstrate commercial awareness, including effective time recording, billing and cashflow control.
* Build and nurture client/referrer relationships and seek opportunities for future work.
* Contribute positively to departmental and firmwide initiatives including business development.
* Provide cover and support during colleague absences.
* Work confidently and independently without routine administrative support.
Candidate Profile Qualifications
* Qualified Solicitor in England & Wales (via LPC and training contract; or SQE route; or CILEX to Fellow level with admission by SRA).
