About the role
As a Maintenance Operative/Caretaker, you’ll be the friendly face on the ground – ensuring our properties are safe, well-maintained, and welcoming. You’ll provide hands-on support to our tenants, and work closely with contractors and colleagues to deliver excellent customer care.
Your tasks include, but are not limited to
* Carry out day-today repairs, maintenance and troubleshooting in apartments and communal areas.
* Respond to service requests swiftly and ensure timely completion of repairs.
* Maintain outdoor and indoor common areas, ensuring they are clean, safe, and in excellent condition.
* Perform gardening, landscaping and decorating tasks.
* Coordinate larger repairs with contractors and ensure materials are ready when needed.
* Engage with residents in a friendly, service-oriented manner and communicate important updates.
* Conduct regular safety and compliance checks (e.g. fire protection, escape routse etc.).
* Perform routine tasks such as fire alarm tests, water run-offs and more.
* Support new tenants with HeimService and participate in tenant-focused initiatives.
* Handle move-in/move-out inspections, minor repairs and maintenance tasks.
* Participate in the emergency out-of-hours on-call rota and respond to incidents like leaks or alarms.
* Support the cleaning team and contribute to customer events and community activities.
* Always act as a brand ambassador, living our values DARE, CARE and SHARE.
This position requires frequent weekly travels to London.

The salary range for this position is £29 600-£33 000 and will depend on your level of experience.

Professional Qualifications
* 2 years of experience in residential or commercial real estate facility management.
* Completed vocational training in facility caretaking/maintenance or equivalent hands-on experience.
* Practical skills in one or more areas such as carpentry, plumbing, electrical work, painting or construction.
* Familiarity with UK compliance regulations (e.g. fire safety, water hygiene). IOSH certification is meriting.
* Experience from hospitality is preferred.
* A valid driver’s license is required.
