About the Role
We're looking for a driven and commercially minded Quantity Surveyor to join our team on an exciting £10 million industrial warehouse development in Manchester. This is a fantastic opportunity to play a key role in delivering a major project while working closely with a collaborative and energetic site team.
You'll be based on site and involved in the full commercial lifecycle of the project — from procurement through to final account — helping ensure the project runs smoothly, stays on budget, and delivers real value. Key Responsibilities
Commercial Management
* Manage the commercial and contractual aspects of the project from start to finish.
* Monitor project costs against budgets and forecasts to maintain strong financial control.
* Prepare and present cost reports, cash flow forecasts, and commercial updates.
* Identify and manage commercial risks while helping the team find practical solutions.
Procurement
* Support the preparation of tender documentation for subcontractor packages.
* Review subcontractor quotations and negotiate to secure the best value.
* Prepare and issue subcontract agreements in line with company procedures.
* Coordinate procurement schedules to keep the project running efficiently.
Cost Control
* Track project expenditure, variations, and commercial performance.
* Prepare and manage interim valuations, applications for payment, and final accounts.
* Assess subcontractor payment applications and issue payment certificates.
* Maintain accurate records and ensure cost control procedures are followed.
Site-Based Commercial Support
* Work closely with the site management team to support cost-effective delivery.
* Attend site meetings and provide commercial insight on progress and potential impacts.
* Monitor subcontractor performance and address commercial matters as they arise.
* Help resolve issues quickly to keep the project moving forward.
Reporting
* Produce monthly cost/value reconciliation reports.
* Provide clear financial updates and forecasts to senior management.
* Contribute to project review meetings and financial audits.
Skills and Experience
* Proven experience as a Quantity Surveyor within the construction industry.
* Experience on industrial, commercial, or warehouse developments is beneficial.
* Strong knowledge of construction contracts (such as JCT or NEC).
* Excellent commercial awareness and cost management skills.
* Confident negotiation and communication abilities.
* Ability to manage multiple subcontract packages in a fast-moving project environment.
* Proficiency in Microsoft Office and commercial management systems.
Qualifications
* Professional membership or working towards membership with a recognised body (e.g. RICS or CIOB) is desirable but not essential.
