Job Title: Building Maintenance Supervisor Physical Location: Kent Campus - Kent, OH Salary: $21.91 per hour Basic Function: Supervises Maintenance Repair Workers and other classified employees assigned to the maintenance of buildings, grounds, and equipment; maintains inventory and inspects completed work; plans work projects and prepares reports. Additional Basic Function – if applicable: Examples of Duties: Duties/essential functions may include, but not be limited to, the following: Supervises Maintenance Repair Workers and other classified, temporary, or student employees involved in general building, grounds, and equipment maintenance; has authority and responsibility to exercise independent judgment in: - Planning and directing the work activities of employees; assigning and monitoring work duties and responsibilities; establishing and modifying work methods, schedules, and priorities. - Interviewing job applicants and conducting performance evaluations of classified employees. - Recommending formal personnel actions (e.g., hiring, termination, promotion, discipline, layoff/recall) for assigned employees and initiating appropriate action to implement recommendations. - Communicating and enforcing policies and procedures; resolving problems; addressing employee concerns and complaints and adjusting grievances. - Monitoring and maintaining records of employees' work hours, overtime/compensatory time, sick leave, vacation, performance, and related information; authorizing time worked and recommending the approval/disapproval of leave requests. - Ensuring appropriate training of staff; identifying training needs; developing and implementing training activities. Maintains inventory of supplies and equipment; orders materials and supplies; may deliver supplies and equipment to job site. Inspects buildings, equipment, and grounds to determine conditions and to insure compliance with state and local regulations. Inspects and approves completed work; trains and instructs workers in equipment operations. Plans work projects and estimates time and costs; consults with supervisors, staff, engineers, and facilities planning office regarding work projects and repair needs. Attends various meetings; maintains and prepares job records and related reports, records, and documentation. Performs related duties as required. Additional Examples of Duties – if applicable: Minimum Qualifications: High school diploma or equivalent. A minimum of three years experience in building and maintenance repair (e.g., electrical, plumbing, carpentry, painting, etc.), to include one year supervisory experience. License/Certification: Valid Ohio driver's license. Knowledge Of: Mechanical systems Electrical wiring, plumbing, carpentry, painting, etc. Safety practices Skill In: Interpersonal communication to effectively interact with University personnel and public in person and over the telephone (e.g., to transmit work directives, to discuss and clarify requests for work, to order supplies from vendors) Written communication (e.g., to compose correspondence, reports, etc.) Use of hand and power tools Operation of related equipment (e.g., tractors, snow plows, mowing equipment, fork lift, etc.) Ability To: Supervise, interview, evaluate, discipline, and train employees Plan and direct work activities, to manage time effectively, and set priorities Resolve problems independently and make decisions Understand system of mechanical procedures (e.g., wiring, plumbing, heating, carpentry, etc.) Read and comprehend a variety of written materials Interpret and apply blueprints and schematic diagrams Demonstrate mechanical aptitude to include building and equipment maintenance and repair Demonstrate physical dexterity and lift 100 pounds Work in high places, tunnels, and crawl spaces Perform basic mathematics (e.g., add, subtract, multiply, and divide whole numbers, fractions, and decimals, and to calculate percentages) Operate computer for data entry/retrieval Preferred Qualifications – if applicable: Assessments: Asterisk (*) indicates knowledge, skills, abilities which require assessments Working Conditions / Physical Requirements: Exposed to dirt, odors, moisture/wetness, variable temperatures and weather conditions, loud equipment noise, air fumes, potentially dangerous equipment (e.g., hand and power tools) when demonstrating use, and electricity; requires moderate physical effort involving extended periods of walking and standing and occasional lifting of up to 100 pounds (e.g., motors, pumps, pipe); may work varied hours and shifts to include early mornings, evenings, weekends, and holidays; requires on-campus travel.
