National Lettings Manager (Student Housing)
About Us
Homie is a fast-growing student housing company building a UK-wide portfolio of shared homes for second and third year students. Our mission is to build student homes that look amazing and offer a rental experience that is better than the market norm.
Launched in 2024 and already scaling quickly, Homie operates across Manchester, Leeds, Newcastle, Durham, Liverpool and Bristol, with a new Manchester-area hub opened in April this year.
As we grow, we are building an in-house lettings team to deliver a smooth leasing experience that fills our homes quickly, keeps things simple for our customers, and supports our expansion into new cities.
The Role
The Head of Lettings is responsible for building and leading Homie’s lettings strategy, ensuring we consistently deliver full, on-time occupancy across our student housing portfolio, while creating a smooth and high-quality experience for our residents.
We’re looking for a proactive and commercially minded leader to take ownership of lettings performance across a growing student portfolio. You’ll oversee everything from demand generation and enquiry management through to viewings, applications, and move-ins—making sure our homes are filled efficiently and in line with our leasing targets.
Working closely with regional property teams and external partners, this role plays a key part in building scalable, best-in-class lettings processes as Homie continues to grow.
What You’ll Do
Build & Lead the Lettings Function
· Design and implement Homie’s national lettings operating model from the ground up
· Define team structure across central and on-site leasing roles
· Hire, onboard, and develop lettings talent in line with portfolio growth
· Establish clear ownership, accountability, and performance culture
Create & Implement Lettings Framework
· Develop a standardised, repeatable lettings playbook
· Define processes across the full funnel across enquiry, viewing, application, contract and move-in
· Ensure consistency across all cities and schemes
· Introduce SLAs, KPIs, and clear performance benchmarks for the business and relevant stakeholders
Own the End-to-End Leasing Journey
· Take full ownership of the student customer journey from first touchpoint to tenancy start
· Optimise enquiry handling, viewing experience (virtual & in-person), and conversion
· Ensure alignment with Homie’s brand, tone, and customer promise
· Continuously improve journey through data, feedback, and testing
Deliver Sell-Out Strategy
· Create and execute leasing strategies to ensure full occupancy ahead of each academic year
· Manage the full leasing cycle, including:
o Early leasing strategy (pre-marketing, waitlists, rebookers)
o Peak season execution
o Void management and late-cycle tactics
· Work with our investment and business leaders to optimise pricing, incentives, and release strategy
· Closely monitor demand signals and adjust tactics in real time
Portfolio Onboarding & Takeover Leasing
· Lead the onboarding of new properties and portfolios into the Homie lettings function
· Take ownership of leasing performance for mid-cycle acquisitions, including stabilising occupancy and minimising void risk
· Quickly assess in-flight leasing activity, identify gaps, and implement improvement plans
· Integrate new homes into Homie’s lettings framework, systems, and standards
· Work closely with operations to ensure a smooth transition and strong leasing performance from day one
Drive Performance Through Data
· Own lettings performance metrics across the portfolio:
* Occupancy / sell-out rates
* Time-to-let
* Lead-to-let conversion
* Channel performance
· Build reporting dashboards and forecasting models
· Use data to identify underperformance and deliver solutions
Marketing & Demand Generation Alignment
· Partner with marketing leads to ensure high-quality lead generation
· Define channel strategy (portals, direct, university partnerships, referrals)
· Ensure campaigns align with leasing phases and demand cycles
· Optimise cost per lead and cost per let
Systems, Tools & Automation
· Own selection and optimisation of CRM / lettings platforms
· Implement tools to improve lead management, communication, and tracking
· Drive automation where possible to increase efficiency and consistency
Stakeholder Collaboration
Work closely with:
· Operations - handover into tenancy and resident experience
· Investment team - pricing, leasing assumptions, performance
· Marketing - campaign execution and demand generation
· Act as the single point of accountability for lettings performance
About You
· Minimum 3 years experience leading lettings/leasing in student housing, HMO, or PBSA
· Strong track record of delivering high occupancy sell-out performance
· Commercially driven with strong understanding of pricing, demand cycles, and leasing strategy
· Data-led mindset with ability to translate insights into action
· Strong leadership and management experience

· Experience building or scaling a lettings function or platform
· Experience with lettings CRMs (e.g HubSpot or similar)
