Job Description
Become part of our team at ibis Styles London Gatwick Airport! We're on the hunt for a Maintenance Manager to join us in supporting our 182-room hotel.
You will be looking after our hotel which has 6 floors, 2 lifts, about 40 car parking spaces, bar & restaurant, outdoor terrace, triple glazed windows, fully air conditioned and an entirely electric, non-gas-reliant property. We are looking for candidates with a background in trades such as painting, plumbing, or electrical work.
This is a full-time position offering an annual salary of up to £43,000.00, plus benefits. The role entails a 40-hour workweek with flexibility to work evenings and weekends as needed. You will primarily work Monday to Friday, with occasional weekends to ensure the continuous upkeep of our hotel.
Responsibilities:
1. To maintain the efficient operation of all mechanical and electrical equipment
2. Keep sufficient stocks of consumable goods for use in the case of hotel general maintenance
3. On a monthly basis, in conjunction with the Head Housekeeper and General Manager, carry out a survey of the hotels condition. Following the condition survey, the Maintenance Engineer will implement using his/her own skills, remedial works to any of the finishes that require remedial attention; these could be either of a wall covering or paint nature.
4. Ensure that all drains and sewage systems are fully operational and functioning correctly.
5. To work closely with the General Manager and Finance Department with regards to all aspects of maintenance functions and control of expenditure.
6. Play a key part in energy conservation activity including Meetings and recording of action taken.
7. Consider how activity within the department impacts the environment, takes an active part in recycling and reducing the carbon footprint of the hotel
8. Monitor the performance of maintenance contracts in liaison with the wider team, GM and in accordance with Company policy and legal requirements.
9. Ensure that policies with regard to lifts, fire alarm systems and pressure vessels are maintained in accordance with insurance requirements.
10. In conjunction with the Reception Team leader, ensure that adequate spare keys for the bedroom stock are held in a safe place and are available for immediate distribution as and when required.
11. To ensure that all hotel paging systems are kept in full operational mode.
12. To collect information daily from all associated departments relating to any form of equipment or defect that may contribute to the disruption of the hotels day to day operation, so that remedial action can be implemented. Any outstanding remedial action to be implemented as soon as is physically possible.
13. When local contractors are employed to carry out works within the hotel, wherever possible the hotel maintenance engineer should use nominated contractors and suppliers, taking into account that three quotations must be obtained if the above are not bonafide nominated contractors/suppliers.
14. As and when required, liaise with the Area Maintenance Engineer and Local Authorities regarding any form of planning consent, building control and regulations relating to an localised work before it is implemented.
15. Be prepared for the out of hours call outs, as and when necessary, due to emergencies that may rise unexpectedly.
16. Where applicable, to be responsible for the training of all hotel based maintenance personnel and implement the recording of all training carried out.
17. Attend heads of department meetings, training sessions as and when requested by the hotel General Manager.
Qualifications:
18. Candidates should have a minimum of 5 years of experience in a similar role, preferably with 2 or more in a supervisory capacity
19. Knowledge of mechanical, electrical, plumbing (MEP) systems, HVAC, fire safety systems, lifts, and energy management systems (EMS).
20. Strong understanding of preventive and reactive maintenance procedures.
21. Familiarity with building management systems (BMS), especially for newer properties.
22. Experience with vendor management and coordinating with external service providers.
23. Ability to read technical drawings and manuals (electrical/plumbing layouts).
24. Familiarity with local safety, health, and environmental regulations.
25. Strong leadership and team management capabilities.
26. Good problem-solving and crisis management skills.
27. Effective communication and reporting skills (written & verbal).
28. Ability to work under pressure and handle emergency repairs with minimal downtime.
29. Customer-focused mindset to minimise disruptions to guests.
