PURPOSE OF ROLE
This is a senior client-facing role responsible for the proactive management of a diverse portfolio of commercial investment properties. Acting as the primary point of contact, the role holder will take full ownership of client relationships, ensuring high-quality service delivery, statutory compliance, and commercial performance across their portfolio.
The role combines technical property management expertise with leadership, commercial awareness and business development, supporting the continued growth and reputation of the Firm.
Although this role is based in our Head Office, Bristol, this opportunity requires you to visit clients’ premises and become thoroughly acquainted with each property in the portfolio.
RESPONSIBILITIES
Portfolio and Property Management:
* Responsible for the management of a portfolio of commercial investment properties primarily throughout the South West of England with some wider UK portfolios, comprising office, industrial, and retail property types.
* Set up new management instructions, including review of documents, abstracting data and input.
* Maintaining estates records and updating databases, as necessary.
* Carrying out property inspections.
* Preparation of service charge budgets and reconciliations.
* Ensuring the provision of required landlord’s services to discharge obligations using the FM support team.
* Implementing planned and reactive maintenance using the FM support team.
Client Relationship and Commercial Responsibility:
* Acting as the primary point of contact for clients, building trusted, long-term relationships
* Notifying clients of rent review and lease renewal events.
* Client care/management, including timely client reporting and attending meetings as appropriate
* Supporting Management Company administration, including company secretarial matters.
Compliance, Risk and Insurance:
* Ensuring statutory compliance across the portfolio.
* Tenant liaison, compliance and processing tenant applications for consent.
* Ensuring buildings insurance cover is in place; this will include general insurance mediation including procurement, in accordance with the provisions of the RICS’ Designated Professional Body (DPB).
* Ensuring the timely collection of rent, service charge, insurance and direct recoverables using our Property Management Accounting Department.
Leadership and Collaboration:
* Working collaboratively with the FM and Property Management account teams to deliver integrated client solutions.
* Participation in the Management Services Working Group.
* Management/mentorship of junior resource as appropriate.
Business Development and Profile:
* Participation in the generation of new business.
* Participation in cross selling other services offered by Alder King.
* Identifying PR opportunities.
* Participation in the continual improvement of services and working practices.
GENERAL
* Uphold the Firm’s values at all times during both internal and external dealings
* Proactively seek out and attend relevant networking events in order to nurture and grow the Firm’s client contacts with the view to generating growth
* Consistently produce high quality work which, at a minimum, meets client’s expectations. In addition, work collaboratively with third parties as appropriate to ensure you exceed client requirements
* Willingly share relevant and appropriate knowledge with colleagues and support their development as required
QUALITIES AND QUALIFICATIONS
Essential:
* Proven experience in commercial property management
* Strong working knowledge of service charge, compliance and landlord obligations
* Excellent communication and client-handling skills and, deliver information clearly and succinctly.
* Strong organisational skills with the ability to manage competing priorities
* Commercially minded with a proactive, professional approach
* Fluent with all Microsoft packages and relevant to the role IT packages
* Have strong research, analytical skills and reporting skills.
* Full UK driving licence.
Desirable:
* RICS qualification or working towards.
* Experience managing or mentoring junior team members

PRIMARY LOCATION
The role will be based within the Bristol office. However, due to the nature of our business you may be required to work in other offices from time to time. In addition, this role requires travel nationwide to client premises.
